Sorry, but I can’t really make sense of "shift" here?

With us, the payment plan is always kept the same; meaning that it is set up as fairly as possible for both parties:

6% - after submission of the building application
6% - upon issuance of the building permit
10% - after completion of the basement floor/slab
10% - after completion of the ground floor walls
10% - after completion of the ground floor ceiling
5% - after erecting the roof truss
5% - after roof covering
5% - after installation of windows/glass
10% - after rough installation of electricity, plumbing, heating
7% - after interior plastering
10% - after application of the exterior plaster or facing
10% - after final installation of electricity and heating, staircase
4% - after installation of tiles, interior doors
2% - after handover or acceptance, at the latest before use of the property by the client.

In the case of house construction with a usable basement, the next payment is also only due after completion of the ground floor walls. Of course, we could insert an intermediate step and divide installments 3, 4 and 5 accordingly, but we find that silly. Our builders are already busy enough initiating transfers with their financing bank.

Shifting in the sense of: without a basement I have 50% up to the closed shell, with a basement then maybe 60% (since simply more services have been completed. I personally find this topic of payment schedule very very difficult, everywhere it looks different.

So - every provider handles that differently. Except that payment must be made according to construction progress, the legislator has not prescribed any rules here.


For the closed shell, no more than max. 60% of the construction costs should be paid - that roughly corresponds to the construction status. If, for example, the basement has to be sealed separately, this additional service must be distributed evenly over all payments or agreed separately. Of course, this also applies to later upgrades.

That is the only indicator I can give you; it is also recommended by the VBZ in my opinion. You always have to make sure that in the worst case - which I wish no one - you can finish the house construction with the remaining funds.

I rather think not. A piercing liability first has to be established, I wouldn’t count on that.

I once used your post for Robson and adapted it a bit to us.
He wasn’t entirely happy with it, but we are now here:
4% - after submission of the building application

7% - after setting up the roof truss
7% - after roof covering
7% - after installation of windows/glass
3% - after delivery/assembly of the garage
10% - after rough installation of electricity, plumbing, heating
7% - after interior plastering
10% - after application of the exterior plaster or cladding
4% - after fine installation of electricity and heating
4% - after installation of tiles
2% - upon acceptance

That randomly adds up to 60%. He spread the fine installation over roof covering and windows.
But since we also have underfloor heating in the attic, I don’t want to judge whether part of that might come earlier.
I think one can live with that? Only thing left is the matter of the acceptance. The next topic would then be the
VHV warranty bond included. I haven’t dealt with that at all yet.

Hello Bauexperte,

I have a question regarding my own situation. We have 65% due at the following status: shell construction (no basement) completed, roof covered, facade insulated, and facing brickwork completed. This applies to both the house and the garage (9x5m), the garage is also insulated and faced with bricks. However, the house does not yet have any windows, except for 5 double casement windows.

Are the 65% justified because of the facing?

You can easily answer this question yourself: is 35% of the remaining contract sum enough to complete your single-family house in the worst case? I don't think so, and also, you can't change anything about it after signing the contract.
