It could be tight, even though we don't have a heating boiler, ventilation system, or floor coverings included. We have very few payments included; it seems to vary a lot depending on who is currently "in the advantage." We had the first payment only after the masonry work in the attic was completed, so nothing like 5% after the construction notice or anything like that. As a final payment, we have 16%, which was important to me, but I would probably have agreed the other interim payments differently today.

But that also presupposes that you know the numbers for it, which is usually the biggest problem. Whether 40% are enough for me now, I also don't know today.

Hello everyone,

since I also find it difficult to determine exactly what the guideline values should be, I would appreciate feedback from you on our proposed payment plan
(If relevant: Our upper floor is mostly masonry, which means a knee wall of 2.12m)

    [*]10% after the start of earthworks and completion of the base slab
    [*]13% after installation of the ground floor ceiling
    [*]17% after structural completion
    [*]19% after completion of the facing work (without grouting)
    [*]20% after window installation, after mounting the gutters, covering the roof surfaces and after the rough installation of electrical, sanitary, and heating work
    [*]13% after completion of drywall work, interior plaster (without patch plaster work), screed work
    [*]5% after completion of electrical, heating, and sanitary work, putty work
    [*]3% after handover (acceptance) and creation of the final invoice

Hi,

according to point 4, it would already be too much paid for me, a shell with bricks but without roofing, at almost 60%. And after point 5, you have paid almost 80%, but the largest and most expensive parts of the installations are still missing, the window sills, front door, plaster, screed, etc.

3% for acceptance is far too little, I would reserve 15% for this, at least 10%.

Simply put: for each payment step, you have to consider whether you could complete the new building in the worst case from the remaining loan

Basically, I want to say that you always put up a good 10% in advance; I would not want to sign like that.


In my opinion, that is nonsense; with payment of installment 5, the cost-intensive trade shares are fulfilled.


If a 5% guarantee/security withholding is owed, there is no need for 10 or even 15%. I would not go along with that either, since the bulk of the services are completed at this point

I think 10% - 15% is an unrealistic figure. The general contractor should also receive his money for work performed. I tend to lean more towards 5%.

This is exactly where my problem lies. I have a fixed price for the house, which only itemizes the additional services separately. Therefore, I cannot specify what, for example, the masonry work or the roof covering costs me. That is why I am interested in guidelines, which I initially took as a reference from your post on page one. Would you generally recommend reducing the amounts somewhat, or do you see 1-2 specific sections where I should make concrete claims? I have already spoken to the general contractor and he is willing to adjust the payment plan with us, so that is already a good precondition. However, I also want to come out with a fair result for both sides and not show up with unrealistic demands.
