Our construction company believes that we are actually not allowed to paint inside our house or install floor coverings before the final acceptance. If we do it anyway (with his permission), he is not liable for damages caused by third parties. That is clear, of course, that dirty wallpapers and floors are then our problem. However, he wants to hold an open house two days before the acceptance and let EVERYONE in without any supervision by anyone.

It is simply easier to work on the walls as long as there are no interior doors and switches installed. And of course, he does not want to take responsibility for that either. I cannot imagine that this is allowed...

oh yes, before anyone asks: construction company, not property developer. we are the owners of the land

Even if it may already be stated elsewhere: What legal, contractual structure? Who is the client, who is the landowner? BT? GU?

construction company, I am the owner of the property, turnkey without walls and floors in the upper floor, including kitchen (even if with a hefty surcharge)

he wants to hold an open house one day two days before the handover after the completion of the house. ANYONE can look at the entire house without registration etc. outside there will be free sausage and the greasy fingers will be wiped off inside. this is not about the shell construction but the finished house! everything is in, kitchen, stairs, tiles, front door (with fingerprint) etc. everyone can open the kitchen drawers, touch everything, 300-500 people walk up and down the stairs, everyone touches the fingerprint etc...

the contract states that he may conduct house viewings during the construction phase. there was no mention of an open house day

Regardless of the question of house rights – what speaks against your BU using the construction site to gain new customers? If damages occur during the visit, he is liable anyway. Rhenish regards
