the damage is that NOTHING looks new anymore afterward. and I can't paint beforehand, because then no one would be liable for that.

last weekend there was the same situation with our neighbors, I witnessed myself how everyone tore apart the kitchen. it now only looks like a showroom kitchen, everything already looks worn as if it were a year old. for me, this is damage of about 40%, because showroom appliances cost that much less than new ones...

one could now get quite pedantic and wonder whether "house viewings during the construction phase" are equivalent to an "open house day" after the completion of work directly before handover...

Personally, I do see a difference.

In our case, an "open house day" was also fixed in the contract, which was supposed to take place before all painting and flooring work. However, it never actually took place because only the week between Christmas and New Year's was possible, and from January 2nd the tilers were already in the house.

I do understand quite well – I didn't want a crowd of interested parties running through my finished house either...

Why don't you talk to your construction company to see if they could simply block off rooms like the kitchen, bathroom, or bedroom with a rod in the doorway, so you can look inside but not walk through and play around everywhere.

I've seen this done in other move-in ready houses as well.

And where does it say that he is allowed to do that?

And what happens if someone breaks a leg on your property?

of course i don't want that. i also don't want to jeopardize things with the construction companies because so far everything is running smoothly and i want it to stay that way. i now know when it will be finished (and i know the boss, he definitely wants to make it happen). i just don't want a horde of people in my house, nonsense no matter who is liable for what.

basically regarding the technical part, not the legal one ^^ if you are quoting then please do it completely and correctly. i have no idea about this topic, but i know that legally what the construction company wants to do is certainly not entirely clean.

Don't be mad at me, but you should have thought about that before signing the contract with the content you mentioned above.

In my opinion, all you can do now is damage control – so lock it up, as I already wrote above, or be in the house all the time with several people and watch out...
