Hello Dirk,

Oh please - who, at least with some usable intelligence, would let an uncountable crowd of people through an almost move-in ready house if they are liable for all damages caused by the viewing? Why do you think your provider announced this before the painting and flooring work? We also use the shell construction phase and sometimes walk through the house again shortly before handover with selected interested parties. But none of them is someone we would have to worry about even a single stone sticking to their shoe ;) I can’t shake the impression that good old "Payday" just wants to stir up the users a bit ;) Rhenish greetings

But two things would still interest me here.
Painting and flooring means that tiling work is already completed? Otherwise, I would wonder how you want to do the floor in the kitchen if it is already installed.

Why didn't you have the "inspection part" removed from the contract before signing? We had similar doubts (before signing), and after some back and forth, our company waived all inspection appointments with interested parties.
Otherwise – talk to your company – share your concerns with them. Tell them how satisfied you have been so far, but that you already see a difference between inspections during the construction phase and when everything is more or less finished.

At the time of signing, it was not foreseeable that he would carry out such actions with finished houses. We addressed him directly on this point and he (the managing director) said that these were only shell inspections with individual interested parties. Painters and floor works are basically wallpaper and laminate. Tiles obviously come much earlier. I am the owner of the property, the builder of the house is contractually bound as a construction contractor, not a developer. Am I allowed to carry out my own work during the construction phase or not? As far as I know, for example, I accept the screed if I lay my own floor on it. On what legal basis can he forbid me to lay the floor in my house during construction if it does not cause any delays? (A children's room is actually finished when the screed is dry (except for installing a few switches). How can I disturb anyone by laying laminate over the weekend?

The contractor owes you a defect-free house. If you lay laminate beforehand and for example make dents in the plaster, you can theoretically demand that he fixes it. He (understandably) probably does not want to do that. Everything that is not in order until the formal handover is his responsibility, afterwards it becomes yours.

Basically, yes. Of course, it depends on the individual contract arrangements and the overall relationship with your contractor. There are companies that see it relatively strictly.
