How is that to be understood?

We are not buying the land from Kern; why should we then have to pay taxes on the house again?

Ypg, thank you for your assessment.

We have already had several conversations with the provider, including live ones. That it is a base price is clear to us, and we are also calculating a budget for upgrading. However, we are realists and do not want to overextend ourselves; accordingly, we cannot plan 40,000 euros for windows and everything else on top. For the upgrading, it would rather be around 15,000 for us, based on the current plan.

We will also look at this house as a model home.

No, at the current stage we are not committed to this provider. But I generally find that the floor plans for single-family homes are similar even among different providers and the sizes of the rooms are not completely different. The normal single-family house with a gable roof does not provide for children's rooms of 20 sqm, except for free planning. And I find living and dining areas almost always at 32-34 sqm.

We have also considered whether switching to a different roof type would significantly affect the square meters.

Well, I was never entirely sure about the dealings. The fact is, you buy a property and then you're no longer free to decide with whom you want to build a house. So you’re basically buying property and house as a package. It could therefore be quite possible that the tax office takes a closer look or that you have to prepare for inquiries. Do you already know how Kern handles this contractually?

I don't understand what you are getting at. Machinations?

We have a property under serious consideration. This property has nothing to do with Kern-Haus nor with Hanse Haus nor with Weberhaus or any general contractor at all.

I don't think so, because your biggest bottleneck is not upstairs, but downstairs in the kitchen. Also, there is a lack of storage space.
In this respect, I would dispense with a basement in the garage and build the house somewhat smaller for half the cost.
