Our targeted floor plan - please provide assessments

No idea if and which plots of land Kern-Haus offers here in the region. As I said, it doesn't concern us. But even if they do offer plots of land: what's so bad about that?

Nothing is wrong with that, I was just curious how K would have separated it then.

That's how we got to K, among other things, because they had a plot of land in the pool that would have suited us.

It would be new to me that Kern-Haus has a land pool; they handle it like most other providers: they have these plots optioned for a period "x." During this time, they advertise them, and of course, if a prospective buyer is enthusiastic about a plot from their offer, they have to build with them.

The question of the "separation" is tricky again; but often possible.

Do you think that widening the house by one meter makes sense and can be realized without problems? At 1500 euros per sqm, we would then be at 27,000 euros instead of more, but if we widen on the left, each children's room would have a good 4 sqm more directly.

to come back to the posted floor plan:

I would seriously reconsider the layout of the bathroom in the attic. As shown, when you open the door, you are walking straight towards the toilet.

Personally, I don’t find that very appealing.

Therefore, my suggestion would be to place the toilet (if technically possible) on the opposite exterior wall and install the bathtub in the corner opposite the door (possibly slightly angled).

Also, a note regarding the shower on the ground floor – 80 x 80 is not really generous – here I would recommend at least an 80 x 90 or larger shower tray.

It seems almost naive to me that a few weeks ago I thought this floor plan was ideal So thanks for all the comments.
