Here are a few comments from my side

-We find passing through the utility room into the garage very practical, the garage has a normal access through the garage door, there is also a door through the utility room and to the garden at the back. (Garage door with a door would be even more convenient, but I don’t know if such a thing exists or what it looks like)

-Window in the hallway (to see who is standing in front of the door) An entrance door with a long window element on the side is planned

-Stairs in the entrance area are really a problem because of dirt etc., you are right, stair placement was a general problem for us.

-We ourselves don’t know yet if the size of the utility room is sufficient, we don’t know what type of heating will be installed in the house (I’m actually in favor of gas)

-The wardrobe can be placed under the stairs, there is plenty of space there

-It is unfortunately impossible to get a window into the utility room, but there is ventilation, I hope that will be enough

-Tree in the kitchen ))) Just decoration, a large fridge will stand there later

I look forward to feedback!

We would be very grateful for a few more suggestions!

That’s called cluttering, because you apparently plan an open staircase. If the steps are also open, meaning no risers, then everything under the stairs will get dusty from the frequent steps going up and down.



One could simply consider relocating the garage (without reasonable or unreasonable loss of the hallway). Then you also get a window in the utility room. A utility room without one would be a no-go for me, after all, you plan to wash laundry there as well.

The bay window is completely pointless and a money waster.

I am missing some dimensions, the north arrow, and the property/location of the house on it. Overall a common townhouse with large rooms, but little planned storage space.

I see bay windows like Yvonne does, the relatively useless space is especially visible in the children's room floor plans.

Kitchen with tree ... and then the refrigerator there, so the refrigerator is as far away as possible from the kitchen work surface. Kitchen without outside access ... consider what happens with grilling, what happens if the children are playing in the garden and just want to quickly get something to drink, etc.

Then also consider whether to generally combine kitchen/dining with terrace access and then only separate and privatize the living area.

The parents' area could become a bit tight around the bed, as measurements for verification are missing.

Give kbt09 credit: what immediately caught my attention are the two dining areas that are basically next to each other. That is completely useless space wastage. People are increasingly moving away from separating the kitchen, so away with the sliding door, plan one large dining area instead and rather have a somewhat larger entrance area with a wardrobe.

I personally find a garage access to the utility room quite worth considering, but as far as I know, that then has to be an f30 door. So keep that in mind!
What would also be a no-go for me is a utility room without a window.
Do you also want to do laundry there? Then I would consider dividing the space and creating a separate pantry (with direct access from the kitchen). If you not only have a washing machine but also a dryer, I personally would not like to store my food next to them.

In the bathroom, I see only one sink at the washbasin. I would reconsider that for a family of four... two are definitely better!

I also consider a staircase directly next to the door to be suboptimal. If you don’t have a basement entrance, you can also consider placing the staircase in the living area.

The kitchen dining area only works if people are thin as cardboard and move to their dining place without sliding chairs. I don't see the refrigerator being a bit further away as such a big problem. Take everything you need out once, and that's it. Besides, movement keeps you fit. :)

The bay window TAKES LIGHT away compared to windows in the same location without a bay window. That's simple geometry.

You reach the shower downstairs by dancing past the toilet (tight!), well okay.

Bathroom upstairs: Personally, I would always place the toilet a few meters away from the bathtub. A sink, a large one, I find acceptable.

The living area has windows facing the house entrance side. Is privacy still protected there?

Staircase step next to the front door = in the dirt area.

A bay window on such a townhouse looks really stylish, from the outside and for you, everything is a matter of taste I would say, the few euros are worth it to us



I can’t draw it in right now, but the south side is kitchen dining area / west is the living room long/



Here we want to install a long narrow window about 200 / 55 or so. Positioned at height as a normal window
