The flood was 20 years ago. Until 2015, it was therefore mandatory to build on stilts. After 20 years, the authorities remove the area from the hazard zone. Nevertheless, we built it on stilts – you never know! In addition, after this severe flood, two dikes were built up and the riverbed was expanded, as well as several retention basins created. The dikes are both terraced behind our property. Then comes the river, and behind it a wooded area before the next village begins.

So the house at the price of €153,000 includes all work and materials except wall paint, floor coverings, and sanitary fixtures. For €12,000 we then bought wall paint, floor coverings, and sanitary fixtures. No labor costs are added, as we install/lay/paint everything ourselves. I call that "all included." And for real quality and no cheap products, I find that a fair and good price for a house. But apparently, I am the only one who thinks so. Kitchen, furniture, and garden are additional costs (but for me, that's luxury you treat yourself to if you can afford it). Pictures will come later - I will upload them from the laptop. Unfortunately, we are currently building and don't have Wi-Fi yet.

Hmm yes, and what about the wall construction? Solid or wooden ceiling? What kind of roof covering? How is the foundation slab built? What about the electrical/heating/technical installations?

So what does the construction service description say?

1400 euros/sqm is, for example, not cheap in my opinion for simple standard (if that's what it is) with highlights from Villeroy and Boch etc. by yourselves.

We have Yong stones on the outside, interior and exterior plaster - NO insulation. Interior walls are made of hollow concrete blocks and plastered. The ceiling will be a wooden construction with drywall. The floor slab is a special construction due to the stilts, it will be insulated, underfloor heating, screed, parquet. The roof was covered with specially sealed tiles. We are getting an air-water heat pump from Viessmann, underfloor heating with smart home control in every room. Sanitary fixtures are from a brand manufacturer (some Villeroy & Boch, others of equivalent or higher quality companies). Windows are triple-glazed with chambers from Schüco. We paid great attention to quality in everything. However, we did forego excessive flair or intricate architecture. I honestly thought we built cheaply, considering what I usually read here.
