My dream is to move to the countryside someday and have sheep and geese But that will probably be denied to me (at least until I am retired).

I think all of this has to be considered very individually.
I also wouldn’t want to live "too rural." There are villages in the surrounding area where the developed square meter costs 16€. But there is really NOTHING there. Absolutely nothing. I couldn’t do that either.
Basic supply now and in the future has to be secured for me personally. Shopping every day, Starbucks every day, and seeing 10,000 people gives me nothing. But it does for others. They then simply earn much more and can afford the land and house prices there.

A price is always to be seen as "relative"; TEUR 166.8 reads at first glance and without complete information as always inexpensive. Unfortunately, you forget to specify the roof shape and the interior finish in more detail.

For example, we have a bungalow of comparable size in the standard - of course, we can’t reinvent the wheel either. The shape is a rectangle, with a recessed rear facade (resulting in a shaded seating area), hip roof. Before painting/flooring work, with the energy saving regulation 2014 in its tightened form, with ventilation and air-water heat pump, it costs TEUR 199. If I add your house + interior finish prices now, we are still TEUR 20.6 apart, which could for example be used for painting and flooring work. So for me it confirms once again that every house costs a price "x"; there’s no getting around that.

As long as you enjoy coordinating the trades and everything runs smoothly, everything is fine

For my point "Interior finishing," everything is already included regarding painting work. Our developer does the trade coordination (thank God). Of course, every house costs something, but from what I have read so far, we are rather the very affordable option. No one can take the catalog prices seriously. But with €168,000 just for a house, I think we are very well served, and the difference to €199k before interior finishing is clearly given.

I live very "rural" – and I'm glad about it. No supermarket in the village (10km away), daycare in the neighboring village, school about +/- 6km away. There is NOTHING in the village, but meadows & forest. My child can move completely freely, climb trees, etc etc. Everything we did as children too. I lived in a big city (FFM) for 8 years and then got out of there as fast as I could. We paid 9€/sqm, the plot is > 2000sqm. Everyone as they like it.

Exactly! We have 10,000 sqm of undevelopable meadow and a river behind the house. That is the greatest playground ever. Nevertheless, I think about the future and that one might not be mobile anymore. And then I'm glad that shopping and doctor visits are always possible. Also, the kids, like me, can walk to school. I really think that’s great and it has always kept me very fit. 9€/sqm is naturally a bargain price; you can strike while the iron is hot and secure more space.
