That is not said, a bungalow with 140sqm can quickly cost twice as much as one with 100sqm... the costs are indeed strongly dependent on the house size.

What does the infrastructure look like where you are? Do you have schools, doctors, public transport, or shops nearby? Within walking distance?

We have a supermarket within walking distance, as well as a general practitioner within walking distance. All specialists + hospital are 12 km away in the city center. The bus stop and train station are a 3-minute walk from the house. Specialty shops are 7 km away. [Kita], kindergarten, and high school are in our district. We live in a town with 32,000 inhabitants in a small district. So the supply is fully ensured.

Some people really act as if you have to live in the "middle of nowhere" with such land prices. Here, the fully developed plots cost 40€/m2 and we have the kindergarten right on our doorstep, the school 2 km away in the next town. All shops, doctors, etc. are in the next city (5 km away).

true! So in our new development areas, you pay double to triple that. We just got lucky with the building gap and the circumstances.
But: as long as you don't want to shop every day, everything you need and complete supply is available within walking or biking distance from us. That was very important to us, also for later.
