Optimize functional ground floor layout within limited space

The tone usually gets rougher when crucial tips and advice are ignored because the builder doesn’t want to acknowledge them. When I read something about patio doors with a 2m rough opening, I don’t need to pay attention to the rest anymore, because that is a deal breaker. When that keeps being presented over and over, you start feeling mocked. Maybe it should be added that your draftsman couldn’t care less whether you crawl onto your roof terrace on all fours or climb your staircase using mountaineering equipment. He builds what you sign off on – as long as you pay. We are here to avoid that. Why are you here?

It would have been better if you had read the rest. I actually wrote more than once that we will still reach a higher knee wall and that we will reconsider the staircase.

So I'm not ignoring you drama queens... rather, you're ignoring me :(.

And your exaggerated statement actually only causes me to have an image of you in my mind. However, it's not very flattering when I imagine you having to crawl through a 2m door and already talking about mountains when you see a 19.5 cm high step in front of you ;).

You can read why I am here in my first post. And now when I read the course of events and see where this has led with you, I also ask myself why I’m actually here.

Good question ;) ... but YOU posted plans that show these dimensions. And there are always people who don’t know how to interpret these dimensions. That’s why clarification is provided here.

YOU want an easily walkable staircase, that’s why the landings, but you accept rises and especially tread depths that don’t belong to the “comfort” concept. I actually find the 25 cm tread depth even worse than the 19.5 cm rise height.

And, terrace doors should rather have a rough construction dimension of about 230 to 250 cm, depending on how a roller shutter or venetian blind installation is planned. Simply so that the glass area ends at a height of about 2 m.

And regarding the initial question .. I know few houses, actually I can’t think of any, that don’t have at least this mini step in front of the front door. This may already be due to the thickness of the floor construction itself.

I have read: Sounds to me like: We definitely keep the landing stairs, but someone will work some magic with the ceiling heights or it will just stay as is. You have already submitted the building application and now start optimizing the heights. As far as I know, the heights are part of the application. If you change them all now, in my opinion you would have to submit a new application. Therefore, you have to admit that we are a bit skeptical here. Aside from that, it is not even certain that you can actually gain enough height for the doors. I always exaggerate when the message has a hard time getting across. It doesn't help you at all to build personal "defamation images" of me. You will still sleep poorly as long as the problems are not off the table. I, on the other hand, sleep like a baby; it’s not my house, and such insults are not even worth the letters I am currently typing. Just to make it clear again: we are on your side here. We ruthlessly point out the weak spots to you. If you want to run up and down 19.5 rise with 25 tread several times a day – you (probably) won’t die from it. This stair still meets DIN standards but is already slowly dangerous going down in particular. I think the combo makes it. ;) Here again the recommendation to measure a stair available to you (house, work, friends) and test walk it + compare.

Ok then I'll reconsider the staircase and the terrace door and discuss it with my architect. Thanks for the hints. In the input planning - which is presented here - for example, floor plans or ceiling heights can be changed without revision. This will then be finalized in the execution planning.

Just one more note about the 16cm floor slab height: Especially if you build more or less directly on the sealed street without a front yard, a step to the front door is recommended so that floodwaters during heavy rain don't visit your living room every time.
