Optimize functional ground floor layout within limited space

Unfortunately not. I will keep at it, but the owner doesn’t want to sell yet. However, we don’t really need more space right now. We are already at 180 sqm. All of that has to be paid for as well. Nevertheless, I would still like to have the strip, preferably together with the entire neighboring building ;), even if I might not build on it.

We have already addressed the option that the living area is on the ground floor. However, we decided against it for several reasons. It might be easier to understand if you have been on site. I also don’t believe that the clients’ ideas are always the best. I don’t think I conveyed that to the architect either.

Otherwise, thanks to everyone for the feedback so far. The garage could be bigger, that’s true. Unfortunately, not much more is possible there, and I think it can work as it is.

Honestly, I haven’t really thought about the designation "Spielflur." The architect just called it that. I just took note of it. The hallway was not designed so that we could call it "Spielflur."

I’m still considering whether, for example, to move the guest WC in order to extend the garage to be able to put the bicycles there. The guest WC could then be shifted upward toward the exterior wall. Or have a guest WC combined with a laundry room? Or put the utility room on the other side of the stairs and then have the stairs go up from the other side. That would make the entrance larger....

But it probably wouldn’t get much better.

I would first think about the staircase. What exactly is the incline? I see a pixelated 19.5cm. That’s like mountain climbing. No wonder with the landings. The bathroom door for the main bathroom would be downgraded to a side door - the reason is again the staircase. Furthermore, the stair entrance on the upper floor currently still seems to be in front of the children's room door.
What I also wonder is whether your guests will regularly run from the attic to the ground floor when they need to use the toilet. With that incline, you think twice about it.
A decision should perhaps finally be made regarding the rooms on the ground floor. Or is the guest supposed to sleep next to the musty laundry? The problem doesn’t get much better even as an office.

Good point. By the way, this categorically excludes use as a study from a tax perspective.

The car fits in, but loading the trunk greatly is probably not possible when parking backwards. At the back there is still the meter cabinet, in the front you won’t park perfectly. Then subtract 4.60-4.80m for the car... What I wonder here though... do you have the garage inside the thermal envelope? There is only an 11 cm wall inside.

That the guests can use my bathroom on the 1st floor if they want is no problem for us. Nevertheless, we would like a second bathroom with a shower for everyday use. The staircase currently has a rise/run of 19.5/25. According to the architect, that is acceptable for now. However, we might test other staircase designs during the execution planning. But I'm a bit attached to the landings. However, we will lower the 19.5 measurement somewhat because we currently have ceiling heights of 2.52m. I will definitely reduce that significantly on the ground floor and possibly lower it to 2.47m on the 1st floor. I still need some leeway because in the children's rooms there will be an offset of about 12cm from the terrace, so that the terrace can be built level with the living area. This will result in a reduced stair rise, and I can use the gained height well in the attic. What do you think about the floor slab being 16cm above the existing ground level [GOK]? I would like to do without the entrance step and also use the gained height in the attic.
