What does that mean specifically? Mine was cheaper, mine was more expensive? People always assume their own situation. ;) I even recorded the catering for the workers "back then." 13 pages of Excel spreadsheet. Furthermore: Very few people already have furniture for a 180 sqm home in their current apartment. You always only read + kitchen. And the rest? + lamps/curtains... Overall, you cannot determine the house price exactly based purely on the sqm; that only serves as a guideline. The fittings and the surroundings have a major influence. But it should be clear that 300k EUR is not enough here.

The price will tend to be adjusted downwards. Firstly to avoid arousing envy in outsiders and secondly because people like to rationalize it for themselves: The ad hoc additions, for example, are often forgotten, as well as the brick wall built afterwards, the garden shed, the garden layout, etc.



I can only speak for us, but many things we didn’t want to buy immediately after moving in; instead, we wanted to think about it and look for something nice first. Even after 2 years, we still have some bare light bulbs hanging from some ceilings ;)

And since our sofa was much too small, we found something nice on classified ads: a Koinor sofa (always with a protective cover, MSRP over 5000 euros), which could pass as new for a few hundred bucks. We would have considered that style anyway. But if our absolute dream sofa crosses our path someday, you don’t have to mourn the old sofa and the loss in value, especially since now a toddler wants to romp on the sofa. Such damages would hurt much more with a sofa costing 10K euros...

....and people like to portray externally that they, of course, solved it cheaply and always perfectly themselves. This phenomenon is also known from hunters or anglers. During my first build, this often unsettled me because I really had zero knowledge on the subject and thought others did it better and always super cheaply. Only after adopting some of these clever suggestions did I realize that from my own perspective, it wasn’t so great after all. One tends to sugarcoat construction and planning defects, costs anyway; that eventually gave me the courage to decide more boldly on my very own thing, then at least I can be mad at myself afterward :D I have since been in many of these houses and would not have felt comfortable there; not because mine was better, but for me/us it was simply nicer and more suitable. For this reason, I always prefer self-critical reports about one’s own (house) and find these more helpful than reports of one’s own best achievements. In my opinion, a house growing gradually also has a quality because you keep looking forward to a small, new piece. It’s like in the bathtub, especially the moment of immersion into the warm water is especially great; afterward, you quickly get used to it. Things are allowed to develop or even mature, but in the age of Pinterest and others, this has probably diminished. I find your approach extremely likeable. Exactly like this, we have currently furnished ourselves here, and we will probably have these furniture pieces all our lives; thus, they are planned accordingly in the new house as well. When I see the new prices of these, I get dizzy, and I see the scuffs (if there is ever one) the same way. For example, our living room table is practically priceless new; with this small scuff, it was almost a grab item; you can’t see the scuff because it’s on the back side. The leather sofas, the stylish lounger, etc., are like new, but we would never have bought them new at this retail price. You have to engage with it (want to), then you recognize the right way. Buying quality is worthwhile. A few weeks ago, we bought a beautiful, light desk this way; our special living room lamp is already under observation :D ....... luckily not that many people do this.

You don't treat yourself to the extra square meters to cram them full of furniture until they are effectively used up again...

Not necessarily.
When I calculate here – and often there is feedback afterward that it was approximately correct – there is a guideline that can be generally raised due to the construction method and extras.
I also built for about 1600/sqm; that was in 2013. But there were no costs for a lot of flashy stuff and technical gimmicks. Back then, I was ridiculed because we wanted to skip roller shutters – a small inheritance then led us to a few extras that increased the equipment by less than 10,000. So the roller shutters are manually operated and do not disturb our peace of mind. The lack of comfort that many seem to miss is not tangible for us, as we live comfortably for ourselves. Maybe I just misunderstood you.

If someone here dreams of a 6-room house with a third gable, an elaborate carport, wooden cladding, and a fireplace, they must also pay a corresponding price for it.
If his dreamed budget doesn’t fit because he did not inform himself properly, then the floor plan logically doesn’t fit either.

The rest is not necessary immediately. But I agree with you: if the repayments and living expenses are already tight, then there is no budget left for shopping later. We noticed this with our Terra roofing: what you don’t factor in right away, you can hardly manage later. At least not in the price range where you would have to save a few hundred euros monthly. And anyone who has ever been to Ikea knows how expensive shopping can be – even if the individual lamp need not be expensive.



Here I almost only read about perfect compromises in low-cost house constructions ;)
But I also do not find it bad at all if someone wants to place a space miracle for their family with a tight budget. They are more sympathetic to me than those who think a house does not work without a 3-meter island, pantry, and panoramic window. And if you allow yourself a dream of many, e.g., at least a pantry, at least a nice wellness tub, at least a nook for a walk-in closet instead of a dressing room in your space miracle, then you should allow yourself that dream and factor it in.
Only a dream house with many little dreams won’t be built if the calculation doesn’t fit and later the financing doesn’t work. You don’t do yourself a favor by giving the dream dimensions and then not being able to realize it.



I cannot confirm that for us. In our first house, there was the country style. We had a table of 220 x 110. After that, we also bought our first house: space must be there, and with a kitchen pass-through. Our current house is in a completely different “era.” Also, our taste develops differently – I would no longer buy furniture now that I bought 20 years ago. Ikea and system furniture disappear little by little for us. There is too little individuality in it. Also, focusing on brands restricts me mentally... that is why there is always a change and a happiness in acquiring something new.

But back to this house!
Back to square one or budget increase by €150,000? What do you choose ?

Honestly, I didn’t even write down stuff like catering. A lot added up from demolition to moving in. Meanwhile, the neighbor was busy handing out coffee pots for Mau
