When I calculate here – and often there is feedback afterward that it was approximately correct – there is a guideline that can be generally raised due to the construction method and extras.
I also built for about 1600/sqm; that was in 2013. But there were no costs for a lot of flashy stuff and technical gimmicks. Back then, I was ridiculed because we wanted to skip roller shutters – a small inheritance then led us to a few extras that increased the equipment by less than 10,000. So the roller shutters are manually operated and do not disturb our peace of mind. The lack of comfort that many seem to miss is not tangible for us, as we live comfortably for ourselves. Maybe I just misunderstood you.
Overall, you cannot determine the house price exactly just by square meters; it only serves as an orientation. The equipment and the surroundings have a big impact.
If someone here dreams of a 6-room house with a third gable, an elaborate carport, wooden cladding, and a fireplace, they must also pay a corresponding price for it.
If his dreamed budget doesn’t fit because he did not inform himself properly, then the floor plan logically doesn’t fit either.
I even noted the catering for the craftsmen “back then.” Thirteen pages of Excel sheets.

Furthermore: very few people already have furniture for a 180 sqm home in their current apartment. You always only read + kitchen. And the rest? + lamps/curtains...
The rest is not necessary immediately. But I agree with you: if the repayments and living expenses are already tight, then there is no budget left for shopping later. We noticed this with our Terra roofing: what you don’t factor in right away, you can hardly manage later. At least not in the price range where you would have to save a few hundred euros monthly. And anyone who has ever been to Ikea knows how expensive shopping can be – even if the individual lamp need not be expensive.
...and one likes to show to the outside world that one solved it cheaply and perfectly by oneself, of course.
Here I almost only read about perfect compromises in low-cost house constructions ;)
But I also do not find it bad at all if someone wants to place a space miracle for their family with a tight budget. They are more sympathetic to me than those who think a house does not work without a 3-meter island, pantry, and panoramic window. And if you allow yourself a dream of many, e.g., at least a pantry, at least a nice wellness tub, at least a nook for a walk-in closet instead of a dressing room in your space miracle, then you should allow yourself that dream and factor it in.
Only a dream house with many little dreams won’t be built if the calculation doesn’t fit and later the financing doesn’t work. You don’t do yourself a favor by giving the dream dimensions and then not being able to realize it.
Exactly like that, we have furnished ourselves here currently, and these pieces of furniture will probably stay with us our whole life, so they are planned accordingly for the new house as well.
I cannot confirm that for us. In our first house, there was the country style. We had a table of 220 x 110. After that, we also bought our first house: space must be there, and with a kitchen pass-through. Our current house is in a completely different “era.” Also, our taste develops differently – I would no longer buy furniture now that I bought 20 years ago. Ikea and system furniture disappear little by little for us. There is too little individuality in it. Also, focusing on brands restricts me mentally... that is why there is always a change and a happiness in acquiring something new.
But back to this house!
