The price should be secondary for now. The budget may still need to be adjusted. It is not final yet.
A colleague built at similar price per square meter. I also have some contacts through him.
But first I wanted to gather ideas. Whether and what could be changed.

Very nice design. I like how you use the dark center on the ground floor by placing the short side of the living room on the garden side.
I also find the price estimate at least optimistic. With individual contracts you can certainly get some good deals, but then you won’t get the best craftsmen. Furthermore, material selection and equipment is at most in the special offer range. That increases the 4F risk: Errors, Miscalculations, Frustrations & Feuds.

You wouldn’t really notice much if you cut off about 80 cm from the top of the plan:
It shouldn’t get much smaller. The bathroom upstairs should also be used for laundry. The room next to it as a mix between storage room, office, and occasionally for drying laundry. It also gets exhaust air.

Yes, built masonry with a curtain facade red or bluish gray.
Addition: Storage/utility space is also scarce.
The attic is relatively large. Although I would theoretically like to have more storage space on the ground floor.
- Entrance area too small
- Lots of unnecessary traffic space
- Bathroom unnecessarily large
- No dressing room needed?
- Kitchen currently has a lot of walking, such a U-shape is always quite impractical
- Price completely unrealistic, but you already know that
I wouldn’t know any way to access the guest room or utility room otherwise. That traffic space is necessary.
The bathroom should also be used for laundry. But yes, it is somewhat too large.
We don’t need a dressing room. It should mostly fit in the bedroom. That is almost entirely without sloping ceilings. Although I will probably still move the door here.
The kitchen would have to be coordinated with the kitchen planner then.
I don’t like the hallway area afterwards at all, also because it will be dark.
Maybe bring a bit more light into the darkness through an open staircase.
Although I don’t like the bend to the guest room either.
I find the access to the rooms including the bedroom awkward,
