Regarding the front door: There is also a second entrance to the utility room here. That’s how I grew up and actually all my friends as well, I hardly know it any other way. The entrance to the utility room was used as the family entrance, the "main entrance" only for visits from "outside." Accordingly, the dirty area in our home was rather in the utility room than in front of the stairs.

- Entrance area too small
- Lots of unnecessary traffic area
- Bathroom unnecessarily large
- No dressing room needed?
- Kitchen currently has way too much walking distance, such a U-shape is always quite impractical
- Price completely unrealistic, but you already know that

Maybe you should clarify the topic of budget/construction prices first, otherwise we will be discussing a dream castle; although - that’s also fun :D I really don’t like the staircase entrance situation, it feels cramped. I also don’t like the corridor area afterwards, for example because it will be dark. It would be different if, for example, the wall to the living room was completely gone or a half-height wall. That is clear, nevertheless the main entrance should also be inviting and currently there is a risk that someone on the stairs could have the door slammed in their face or that toes get crushed when opening it. I think there needs to be some distance so that the desired spaciousness also works there. The staircase drawn in on the upper floor also seems completely out of place, plus you run directly into the wall even though there is free space. I find the accesses to the rooms including the bedroom awkward; behind the door I ideally always want 50-60 cm for a shelf, closet, or something like that, also regarding possible repurposing/furnishing. Simply take away 7-8 sqm from the bathroom, then it will automatically be less of a ballroom, the unnecessary size is currently making your design more difficult.

The price should be secondary for now. The budget may still need to be adjusted. It is not final yet.
A colleague built at similar price per square meter. I also have some contacts through him.

But first I wanted to gather ideas. Whether and what could be changed.
I was already able to take away quite a bit here.

It shouldn’t get much smaller. The bathroom upstairs should also be used for laundry. The room next to it as a mix between storage room, office, and occasionally for drying laundry. It also gets exhaust air.

The attic is relatively large. Although I would theoretically like to have more storage space on the ground floor.



I wouldn’t know any way to access the guest room or utility room otherwise. That traffic space is necessary.

We don’t need a dressing room. It should mostly fit in the bedroom. That is almost entirely without sloping ceilings. Although I will probably still move the door here.

The kitchen would have to be coordinated with the kitchen planner then.



Maybe bring a bit more light into the darkness through an open staircase.
Although I don’t like the bend to the guest room either.
