You are free to plan a pseudo dressing room as a placeholder under a staircase and distribute the clothes in the rest of the house. It is probably not that big, as the sqm specification refers to floor area and not to actual standing area. In any case: with a budget of €300,000 for the house and the mentioned wishes, the sqm area must be adjusted. AT LEAST 50 sqm less, then it will work for the north. Everything else is wasted effort to discuss here. It’s not about €20-30,000... At the moment it’s a pipe dream, and it’s not worth planning details here, because the house will never be built with the budget or the price specified.

Hehe... if the bathroom is planned to be used for laundry, that information would have fit well in the original post. At the very least, washing machine, dryer, and collection point should be marked in the bathroom.

So: storage room.
As already said: bedroom doesn't work in the dormer... see my post and my advice regarding the contour lines.

The doors on the upper floor are always right at the corner or there is no room behind them for shelves, cabinets, etc. I think it's better if there is 60 cm of space behind the door and the door is not squeezed into the corner like that. For one of the children's room doors, there is still a rather unnecessary recess in the wall. But I think your floor plan will change/improve for you anyway, that's what the forum is for, and if you move a wall or something else, everything will be in flux anyway.

Expensive, expensive, expensive. :rolleyes: With us, the attic alone would have cost around 5000 EUR more because of the masonry wall compared to timber frame construction with the same facade. And we are only talking about about 100 m². That does not fit the record-breaking low budget.

Hello, I might consider for a new building that the washing machine and dryer are not in the bathroom but in a separate room. Best regards

Washer and dryer out of the bathroom. You are planning 180 sqm and not an apartment with 90.
