Average price according to the Federal Statistical Office for 2019 was 1834 euros per sqm in SH Your construction method is not average From 2019 until now there have been and are tremendous price increases Additional construction costs are not included in the 1800 euros

Draw all existing or desired furniture once into the floor plan to scale. Especially in the [Elternschlafzimmer].

I don't like the stair landing next to the front door. Always walking through the dirt at the entrance with socks on. Apart from what [YPG] has written, there is not much to criticize. The rest will become clear when you draw in your personal furniture.

Very nice design. I like how you use the dark center on the ground floor by placing the short side of the living room on the garden side. I also find the price estimate at least optimistic. With separate contracts you can certainly get some good deals, but then you don’t get the best craftsmen. In addition, the choice of materials and the equipment are at best in the special offer range. This increases the 4F risk: errors, miscalculations, frustration & feuds.

You wouldn't even really notice if you "cut off" about 80 cm from the top of the plan: The bathroom is anyway a narrow space that resulted as such because of the stairs, and the office would still work that way. The same goes for downstairs (do you really need two offices?), only in the utility room it would get a bit tight, but some space could be taken from the guest bathroom again.

That would be about 15 m2 that you could save. And you could make your price at least _a bit_ more realistic that way.

So a stone house clad with crimson red overlapping cladding?

... is usually never cheaper than if you had chosen the most expensive design used in it in pure form.

Neither do I. The entrance has RH/DH character (door/stairs/wardrobe) and does not correspond to a 185 m² house. And still, (for me) the traffic area with about 30 m² (I can't quite make out the number on the ground floor, but I guess 18 or is it 13? and upstairs it's 12 m². That's too much. 25 m² would just be acceptable. The bathroom is 17 m² too big, but still too small. WC/bathtub don't belong there. You don't put a tub right by the door. The kitchen has already been discussed, impractical because of long distances. Give the dining area more m². Furnish all rooms once... ...and immediately increase the petty cash. Addition: storage room/storage space is also in short supply.
