Who estimated the price and what is supposed to be included?
285k for 180 sqm is hardly achievable even with a lot of personal effort

A Swedish house with solid rear masonry is also not the cheapest construction type. I see it more at > 500,000 € construction costs.

We pay much more for a smaller house with a lot of own effort than you do. I also immediately wondered where this price could come from. And that in the current situation...

For €285,000 you’re more likely to get something like the auction house from Town & Country with 120m² without any "extras" :D

It should actually fit. Possibly slightly distorted when transferring from PDF to JPEG.

I will do everything in individual contracts. And do some things myself. But first optimize the floor plan.

Here in the north, fortunately, prices are not yet so severe.

In the north of Bulgaria? The €2,500 is not extreme, but realistic. So don’t get too hung up on the floor plan if the house is not affordable.

You have €285,000 for 183 sqm = €1,560 all in. That is not feasible, especially with the currently sharply rising prices and including ancillary construction costs.
