Unfortunately, I don't know that. But in principle, I can adapt to it. If I can't store wood there, then it will simply go behind the garage; the roof is supposed to overhang a bit. The grill or lawnmower shouldn't be a problem.

you react very relaxed to the comments, I like that..

You just throw in a thing like that, great.
But now a question, there was a lot of text and maybe I missed it.. Why a granny flat? It's really a bit "thrown in" down there..

The floor area of the house and garage roughly match. Why not put the garage below and the granny flat as a small annex... You can also position the house better.
Then you put the vintage car directly under the living room, make a glass floor and when guests come you pull the carpet away and turn on the light ...

I already suspected that the motives for such a garage special case are personal. And I also secretly assumed that they are understandable (and quite sympathetic to me).

However, architecture, especially the distribution of building masses, is still perceived as an emotional impression. Without explanation / instructions / reading aid, but completely spontaneously. And spontaneously, one sees this building ensemble as a fairly normally sized residential house with an overwhelmingly monstrous outbuilding.

And in my impression, an awkward distribution of dimensions and masses continues throughout the entire plan.

A driveway two double gates wide, but so short that you could only park sideways in it: that would bother me.

What does not bother at all in practice, however, is having only the space for everyday cars in the apartment.



Youth dreams come up here: in case of a lottery win, I had firmly planned in my early 20s that the garage should then have glass walls facing the entrance hall and the living room, where the Vector (and the Camaro for everyday use) would be parked as if in a showcase.

The idea with the glass towards the oldtimer had already crossed my mind.

Seriously. I have attached the plan of the property and the excerpt from the development plan with height information. The property slopes down to the back left (when you’re basically standing in front of the house) and the granny flat is almost exclusively on this side. The excerpt from the development plan faces north, the picture of the reconstructed property does not.

Regarding the garages, we want to be able to reach everything on one level, i.e. drive the car into the garage and then into the house on the same level. There is 8 meters of space in front of the garage lengthwise, so you can easily park there if that’s what you meant 11ant.

Furthermore, only with a large garage can we reach the maximum 30 kWp photovoltaic system. It is planned to eventually replace one of the two cars with an electric car (probably the girlfriend’s car).

However, I have thought about the garage again, maybe one of the two could be sunk into the ground behind the house, I have to check if that’s possible and practical.



That’s why I’m posting this here. We are obviously not architects and do not want to build a 120 m² house anyway. We could probably save a little space upstairs, but then we would cut into the ground floor and also the basement with the granny flat. It’s not like we put the floor plan together in an hour and are now saying, please improve it. It cost us HOURS of work...

Oh sorry, I idiot forgot to attach it.

The granny flat is intended for the parents or parents-in-law. The reason is quite simple, no one gets younger and we want to create space for family here. I already experienced with my father over 10 years ago how life can be suddenly taken away. My mother has been taking care of him since then but she surely can't do this for another 30 years... We just want to reserve a place that we can then make available to be able to take care of him more easily. If it is not used, our child can move in here.

Until then, the granny flat will probably be rented out.
