Hello Martin, it is really time for you to have a professional show you the "weak points" in a 4(6)-eye conversation and then have him/her create a few draft variations.

Compare the lightwell windows in the basement with the level above again.. hardly any light will get in there either...

The living area in the basement is also a dark hole .. that’s no fun at all.

The room would not even be approved as a living space with the existing windows. There is natural light missing in every corner.
There is still no closet space in the basement bedroom, where is the laundry dried? What about the structural integrity? Cozy is something else.

On the ground floor, I see no space for a wardrobe (shoes and shoes for 4 people), just guest wardrobe cabinets... the width of the hallway at the entrance is hardly inviting either.
Upstairs there is too much wasted space (in the bedroom).
A balcony costs more than a flat roof.
With the bathroom, you have to ask yourself how it is supposed to be furnished, but the deciding factor is the dimensions, which are currently not interesting.

Aside from the fact that you can’t get away from your grid... Now move the garage 3.42 m to the left according to the plan and thus reduce the kitchen. Then straighten the 45-degree wall...

Edit: but that doesn’t change the fact that the living room in the basement is not recognized as living space (and therefore no KfW benefits will be granted)

Furnish the kitchen... The dressing room fits exactly 400 cm of wardrobe. Label the windows regarding the parapet heights, according to what you think in each case.

And please always include a north arrow on the floor plan... after all, you don’t always have every site plan in mind like that. Although a corresponding sketch showing the complete location on the property would also be helpful (to identify terraces, open spaces, etc.).
