Opinions and tips for a 220 sqm single-family house desired

Please don't misunderstand me, I don't want to "defend" anything here, but simply explain what I was thinking during the planning.

Ok ;) I only know this from us. We also had an idea before we went to the architect and now the house is completely different and everyone is happy. When I look at our old self-drawn sketches now, I can only shake my head. Best regards

I also have no objection if people want to design their house themselves in order to figure out what is important. However, one must approach the matter very critically. The final result will look different, and that is a good thing.

To stay with the dirt on the ground floor for a moment: it is understandable not to want to carry dirt from shoes and possibly clothing throughout the whole house. But why shouldn't that apply to all residents? And why should one have to walk through the dirt brought in by the users of the main entrance to get to the upper floor? And if you think freely, would you really want a quarter-turn staircase? This then raises the question of why the pantry (if you want one at all) in the self-design has no direct access from the entrance area, or at least a closet that can be stocked from two sides (e.g., for drink crates). And why, if it is so important to you, can you not move around in it in such a large house? Oh, and a proper wardrobe is needed.

Therefore, the list for the self-commissioned architect should include, among other things, an entrance area that meets the above requirements regarding dirt, staircase, and wardrobe, as well as connections to the garage and pantry.

I really like your ideas.
We are also in the planning stage and I recognize myself partly.

What I personally like:

    [*]Spacious garage - there is room for 2 cars, garden tools, bicycles, workbench, etc.
    [*]You can also enter the house directly from the garage
    [*]Spacious entrance area
    [*]Storage room next to the kitchen (as a concept) - where else to put supplies and beverage crates, etc.?
    [*]Living room / entertainment around the corner but still open
    [*]Spacious and equally sized children's rooms - why does "Child 1" always have to be bigger than "Child 2"?
    [*]Storage room upstairs - so I don’t have to carry vacuum cleaner, cleaning supplies, and whatever else I need upstairs all the time

Where I would be careful:

    [*]Consider wall thickness for exterior and interior walls - even in prefabricated houses the exterior walls are at least 30cm, with additional insulation even up to 40cm
    [*]The living/entertainment room will indeed be too narrow with about 350 width - it should be at least 420, ideally 450 to 470 so you don’t feel too cramped
    [*]Make the wardrobe more open so that the master bedroom still looks spacious despite modest size

A few ideas:

    [*]Kitchen in the north or east adjoining the utility room with access to the kitchen
    [*]Use the utility room also as pantry - this eliminates the pantry completely, you can still get directly from the kitchen to the supplies and have more square meters available on the ground floor for other things
    [*]Set up space (wet room) upstairs for washing machine / dryer and ironing - the utility room on the ground floor can then be somewhat reduced and you leave the laundry where the family needs it for changing clothes without schlepping it for washing, drying, ironing and putting away

Besides what has already been said, I note that in a fairly large new building, characteristics of a small terraced house are nevertheless incorporated. The staircase is walled in, as if space were lacking. Wanderdüne has already commented on the doorstep at the entrance. The wardrobe is also missing. A kitchen with this running around to a distant cupboard will not work, as the kitchen workflows (dishwasher, the necessity of dishes in the kitchen itself) are not taken into account here. Where did I read something about "good dishes"? I didn’t know that still existed ;) One should rather think about a good kitchen. To get to the sauna, one has to go through a hobby room... I can already imagine... it will eventually become storage for the home trainer and Bobbycar. Saunas are for relaxing, for recuperation, and should be planned accordingly. If I, as a "drawer," find that I have to use the phrase "it couldn’t be done any other way," then I should start over. (Theme dressing room)

I forgot to mention: with graph paper and a pencil, you can plan more effectively. You don't have the influence and rose-colored glasses of "it looks so cool in 3D, it has to be exactly like that," but can really focus on planning necessities :)
