Good day everyone,

we also plan to build this year.
It should be an urban villa, or due to the single-story design (2/3 rule) with extensions on two sides. Kfw 70
The rest follows from the floor plan.
We basically like the floor plan, but maybe we overlook something, so we would like to have criticism of our floor plan.

A few details:
Development plan/restrictions: none except single-story construction
Size of the plot: 580sqm
Slope: no
Floor area ratio: 0.4
Gross floor area ratio: 0.4
Number of parking spaces: 1
Number of floors: 1
Roof type: hipped roof

Requirements of the builders:
Basement: no
Number of persons, age: 3, 1-30
Office: family use
Overnight guests per year: 0
Open kitchen, cooking island
Garage

House design
Who did the planning:
- Architect
What is particularly liked: basically everything
Price estimate according to architect/planner: €240,000
Personal price limit for the house, incl. equipment: €290,000 (incl. ancillary costs and kitchen)
Preferred heating technology: gas

The recess in the study is unclear to me,
Lots of hallway space
Structurally unproblematic?
Window situation in the dressing room and bedroom unclear
Huge house and 3.42 m width for the bed – could be wider.
2.01 m width for the dressing room also rather cramped
62 m² living hall might be somewhat too much with this layout
Are those 15 steps at 18.57 each? With 2.46 m clear height you are rather at the lower end – especially for a 62 m² large room. Follow up on that.

Otherwise quite nice.

I quite like the design so far. The only thing I would add is that the hallway on the upper floor will be quite dark. Perhaps consider skylights in the bathrooms to let some daylight in. I also don’t like the corner in the study. I would straighten the wall here, which would probably also look nicer from the outside.

If you look at the dashed line on the ground floor, you can see that the upper floor is square and this recess can be seen as an "extension" to the ground floor so that the 2/3 rule is adhered to. I know the recess is not very practical, but visually I think it looks better this way.

Has not been calculated yet.

It will be a long window front with "panels" where the walls are, we like it better visually than individual windows.

Since we only stay in the bedroom to sleep and have a separate dressing room, that is fine for us.

As I said, we have to adhere to the 2/3 rule, we don’t want to get smaller upstairs, so it became that large downstairs.

We set the room height to 2.50 m with the architect, thought it would be sufficient, but we will reconsider now, thanks.

It is already in progress; a skylight will be installed across the entire width of the children's bathroom. See answer above.

Hello,
generally, I actually find the floor plan quite nice. What I noticed:

    [*]The corridor upstairs will probably be quite dark.
    [*]Why does the study have this recess in the wall?
    [*]The hall is relatively large.
    [*]I don’t like bathrooms with two doors. Especially since, if you want to go from the dressing room to the bathroom, you always have to go through the splash area of the shower.
    [*]I don’t understand the windows in the dressing/sleeping area.
