You are more optimistic than I am...

If I now assume €1,400.00/sqm - which is quite realistic for a house of this size and equipment in NI, I am already at €261,000. In addition, a stepped floor is more complex to build than a classic gable roof or even a city villa; this leads to additional costs estimated at about €10,000. The garage must be masonry, I would cautiously estimate about €21,000, including sectional door and side doors. The city villa is to be clad two-thirds, which would also be about €18,000; the garage can be clad with slips, maybe only €4,000.

Then painting work, floor coverings, some extras, outdoor facilities, and typical ancillary building costs... I don't see where "marv45" should have been so far off... all in, costs at the end of the day will be more likely above 400,000 than below.

I understood alexm86 to mean that the 1,300 sqm refers to the pure construction costs from the building contractor’s offer. That is, turnkey without floor coverings, painting, etc.

If I calculate the total costs excluding the plot of land and including own work, then for our 188 sqm city villa we are at €1,967/sqm including kitchen and furniture. Additional costs for sanitary and electrical work are already included. We also have 4 dormers, an extension, and a double garage.

Our house was already almost the best-priced among 15 providers in the region. (The best provider was obviously close to bankruptcy.)

The most expensive offer for the same design was €320/sqm more expensive and with worse fittings.

The pricing was very different and there were considerable differences in the service descriptions.

We were also initially skeptical about our price and then informed ourselves about the building contractor. If there are uncertainties about the price, the only help is to obtain information about the reliability of the calculation, especially if there is no fixed price.

We secured ourselves from three sides:

1. Inspection by an expert from the Verband Privater Bauherren
2. Consultation with a financial advisor who has financed several houses of the contractor and therefore knows how much is usually involved
3. Inquiry with a customer in our building area who just finished building

As I said, the price of €1,300/sqm is possible with this house based on my experience, but not a matter of course. It can work with standard fittings and clinker bricks.

1300 €/sqm is a bait offer, correct, but 1400 €/sqm is then already a decent specification. Of course, if you want something special included, you can easily go above that. It also always depends on what you include in the calculation. In this thread, I have already read 3 variants:
1. including the plot – how is that supposed to be comparable????????
2. including garage and outdoor facilities – fine by me, but that’s not the house
3. the turnkey house with floor coverings and wall materials ("ready to move in", excl. kitchen and furniture)

For me, variant 3 is decisive, because everything else is not comparable at all. But even the additional costs are partly not comparable, since the utility connections as the largest classic side cost carriers (except possibly land transfer tax, which I count as part of the plot) are very variable and do not become more expensive with a larger house.

If you want to build with a bigger building contractor (typically turnkey, whatever that means) and you get an offer from them with all the major extras you imagine (not every single socket but underfloor heating, dormers, roller shutters, etc.), you calculate your plot price +10% (additional costs) and another (e.g.) 40,000 € for all other additional costs. These 40,000 basically cover all additional costs but are very variable. How much it is for you depends on what else you want to include.

Ultimately, a forum like this can’t help you much because people always come along telling you that it can’t be done. You have to be active yourself, get offers and figure out what you want. Once you have 3-4 offers, you’ll notice that the price differences are not that big. The building specifications at the big companies are actually all quite similar (at first glance), for a first impression that’s enough.
Whoever builds 200-500 solid houses a year can’t be building rubbish. It may not be elite deluxe, but certainly not ready for demolition. You just couldn’t get away with that volume.

The "story" - house construction is still ongoing, the plasterer was here this week. We could have built for €1350/sqm (just the house) but it would have been absolutely standard, though at least Kfw 70. By now we are at about €1650/sqm, however with some extras that were not planned at the beginning. As the saying goes: "Appetite comes with eating." And the house has become a bit smaller, about 180 sqm.
