You cannot compare Hamburg to a small town. And anyway, why so aggressive? Can't you live with the fact that someone can build more cheaply than you?

I live in a village, am not aggressive, and I honestly don't care at all if someone builds cheaper than I do (by the way, I built several years ago). I am only trying here, like many others, to protect people who are as naive as they are from future disappointments. Apparently, however, this is not always wanted. A price of 1,300 €/sqm is simply completely detached from reality. They have a good chance of getting on TV with their half-finished house.

You haven't built yet and apparently haven’t signed a contract either.
In this respect, I can only agree with the skeptics here, because your house is very large (how many sqm?), elaborate and has one or the other cost-intensive detail (according to your documents that you posted here).

Be glad that someone is giving you the hint to inquire or verify the house price, instead of accusing your advisors here of being aggressive.

1,300 sqm is difficult in Lower Saxony, but not completely unrealistic. It depends on the equipment. We have €280,000 for our city villa as a fixed price (construction start soon). 188 sqm, almost the same size. That corresponds to €1,487 per sqm.

However, we already have a lot of things included: underfloor heating, geothermal heat pump, ventilation system, soundproof bricks for the interior walls, concrete staircase, RC2 windows and doors, large garage 6x9m including sectional door.

If you remove all of that, we would have come to €230,000. Then add the garage with €10,000 - €15,000 on top, then we are also roughly at 1,300 sqm.

But: minimal electrical and sanitary equipment. We are still calculating with an additional €10,000.

So it doesn’t seem completely unreasonable to me.

Thanks, at least one. Two major items we will not have: ventilation and exhaust system and the geothermal heat pump including drilling, that is about 20-25 thousand euros, then we are at 260,000 which corresponds to 1390€/sqm and we have included a bit of a buffer in the financing.

What about flooring and painting work? By the way, your gas heating also costs something...
90€ difference per sqm also means additional costs of 9000€ per 100sqm.
