Hi guys,

we have an appointment with a builder again next week.

Attached is our current plan, with which we (along with BVA, site plans, etc.) will go there. So you can also imagine it.

Basic points at a glance:

1. Simple, clearly structured, little hallway, bright. Solid construction, living area: approx. 120m² plus basement. Gable roof 45 degrees.

2. Basement for storage and workshop. If possible, raised basement with access from outside.

3. KfW40 standard; brine-water heat pump with geothermal use. Central ventilation system with heat recovery.

4. Plot available, building permit notice as stated is available and house and installations with footprint, height, etc. fit. Now it’s only about the house construction.

...I hope that we still receive funding. Now that Habeck has scrapped the KfW subsidies due to too much popularity. Otherwise, it will just be a gas heating system.

Our architect does it like this: preliminary design and later building application planning, then an offer so that you can tender the contract through him to the general contractor, whereby a service catalog is created individually for the house that the general contractor must cover.

With that, you can basically go to any provider. Most grant discounts for external building application planning, etc.

Maybe something like that is an option for you?

That means he offers phases 3 and 4 as the basic module (actually only 3, because otherwise 4 would have to be completely made up) and then phases 6 and 7 as an extension module, but skips 5 and completely leaves out 1 and 2 (so he basically limits himself to the parts that the client of type "self-assessment: clever consumer" considers sensible)?
If he can also estimate costs well for that, he would be the dream son-in-law for :)

Haha, ok, now I had to read up again briefly, I’m not that deep into the architect game. In our case, he doesn’t calculate a preliminary design because I delivered that. But he does phases 1–2 quite well, as far as I know. The general contractor definitely does the execution planning. And we also made a very rough cost estimation table with him; for comparison, we then went to two general contractors and had them calculate price indications. I think especially he has no desire to do phases 5 and 8/9 and therefore does what he might be better at. The concept is sold as an architect-planned turnkey construction. He also has a few gimmicks, like only working with general contractors who haven’t caused problems in the past, are liquid, etc., as he writes. I see the advantage in hopefully having a reasonable design but also building at a fixed price. And this scope of services is structured so that you could go to any general contractor. Is it always like this in the awarding phases? I’m not that familiar with it ;) Oh, and unfortunately I don’t know GerdDieter, I’m new here.

I have good experience with the construct architects + followed by GU. The architect planned the house up to and including the building permit until service phase 4 (at a fixed price). With the approved plans, I then obtained offers from regional GUs. The offers were still not 1:1 comparable, but still transparent enough for further negotiations. The GUs naturally shy away from deviating from their standard construction service description because it is difficult or involves extra effort to calculate.
