...yeah, they all say that before they get hit with the first prices and then wonder: "How am I supposed to pay for all this?" and complain about the high prices here in the forums.... You are approaching this completely wrong and fixate on detailed floor plans. Better ask what your budget is and what you can realistically get for it. That way, the disappointment won't be as big later on ;-)

It's a bit off-topic, but: I found it important when searching for a provider that the house building company has its headquarters at least in the same federal state. Much more important, however, is that the construction advisor is competent (a civil engineer is good, great if he/she is an architect or was a construction manager. But please no retrained employee/salesperson who used to do something completely different!) and lives nearby. For us, the qualification and proximity of the construction advisor were an incredibly big help. The construction advisor was good at handling the Heinz von Heiden software and made floor plan drafts for us free of charge during the first 3-4 meetings before signing the contract (including several modifications by us) as well as site plans, called the building authority regarding the development plan, etc. We could always ask about options such as: What does a higher KfW standard cost, what would that bring? What does it cost if we remove the doors from the scope of work? What does a chimney cost? etc. The construction advisor should also show great transparency and deal openly and honestly with the topic of prices/costs – especially in these times.

I recommend providers run by entrepreneurs with a company size on an equal footing, also from the region of the construction site (but I wish you good luck with your big-name provider, who also do not get everything wrong). Using sales guys, who often change not only their employer but also the industry almost every time (and already had no real knowledge of pharmacy or so when selling aloe vera stuff) as "construction consultants" is unfortunately widespread to the point of being the standard in the industry – while the owner of the regional construction company is almost always a master bricklayer.

By the way, that is exactly the suggestion I made. If you don’t understand posts, that’s not a problem. But then don’t quote me and don’t try to act like the internet tough guy with pseudo-funny remarks. At your age, you are easily twice as old as I am and should be correspondingly wiser.

You come at me with a disrespectful "oh by the way, a house is not just made of a few stones" and now complain about my answer? Well, congratulations to me.

As if the number says anything about their quality. Oh yes, by the way, you have just over 500 posts here. Given your almost 30 years of professional experience, including as a financier, shouldn’t you be able to handle numbers better?

You’ll have to add up all the lives already ;-)

I assume that a prolific writer is also a very much more reader who has already read many statements (and over the course of the stories has also evaluated or indeed seen them disproved).
