I agree regarding the comparability of ypg. I would also advise against hiring an architect for part of the work if you actually want to build with a general contractor (GU). The GUs have their own architects, who you cannot necessarily just "cancel," and using an architect only to compare the offers from GUs would be unnecessary in my opinion, and I think not every architect would even agree to that. I am currently aware of a problematic case in my family where an architect was entrusted with everything up to the submission of the building application (the architect did not want to oversee the construction himself due to time reasons), and it is now really difficult to find a construction company willing to simply carry out everything, because all are so fully booked that they do not accept such a small project of a single-family house. Therefore, I would recommend either going entirely with an architect or only with a GU.

Exactly. Either you have wishes regarding the architecture or specific own contributions that are not compatible with a general contractor build, or you can live with an individualized model house, then gladly with a general contractor.

Everyone probably has "their" way. My way looks like this: 1. We have secured a plot of land. 2. We have compiled our ideas in a Word document (e.g., fireplace, open kitchen, pantry, etc. - all with approx. m2). 3. We designed a floor plan ourselves and have been developing it further over months of work. 4. We decided on a timber frame construction. 5. We searched for providers who exclusively build custom houses or at least offer the option to do so. 6. We selected 3 providers that are suitable. 7. These providers will all receive the same basics, namely the floor plan and the equipment wishes. 8. Of course, the explicitly formulated wishes should be included in the offers - or the surcharges for them listed. I think this approach is helpful: We don’t want to build ONE house, we want to build OUR house. According to our ideas, according to our wishes. But I am already sure today that in the very end – if the prices are as close as expected – we will make a gut decision. And I also believe that it is sufficient to request 3 providers: The effort involved is in my opinion already relatively large – and not only in the preliminary phase. There will always be inquiries, clarifications, etc. or they will be necessary. And that always for the number of providers from whom you obtain offers. By the way, at the moment we are at point 5. We can and want to proceed further only when the secured plot of land is notarized as "ours." In the meantime, we are refining the floor plan. However, it will only be shared here once we have resolved all open points from our perspective. And still the few points according to the development plan – contrary to expectations – represent tricky issues. Therefore my tip: Always keep an eye on the development plan, especially on the floor area ratio (I and II): With driveways and garage/carport you can quickly exceed what is permitted!

Of course, by whom else? The question is: already part of the construction service description yes/no?

During our planning phase, we obtained a variety of construction service descriptions and offers. Among them was also a solid builder whose description and offer explicitly excluded the base slab/basement. He would not do it even for money.

With the prefabricated houses, the range was even wider; a "usually" was hardly identifiable. From "without basement, without base slab" to "without basement, without base slab; by the way, we only place the house on our basement/base slab" to "including base slab," everything was included. Similar with site setup. From "delivery turnkey" to "delivery free curbside." A colorful mix of regional, nationwide, and Europe-wide providers.

I would like to thank you for the numerous comments. I will first have to look up what all the abbreviations mean :D

I quite like the approach of montessalet and we are currently also working on a floor plan. However, my wife and I are not particularly skilled at this and we don’t have anyone in the family who could help us. That’s why the idea of an architect came up.

Since my equity will only be available in May, but we will probably already have to go to the notary in January, we want to arrange the financing still this year. That will probably be very tight and there will be a bridging loan for the land.

You don't have to create floor plans yourself. It's about making a list of requirements. For example, 2 children's rooms, bedroom, bathroom, and laundry room on the upper floor, kitchen, living room, utility room + WC on the ground floor, etc. How big should the rooms be? What do you want?

The best thing is to visit model home parks. Take all the documents the manufacturers provide. Also, bring a tape measure and measure as much as you can. Where do you feel comfortable? What is the minimum size of that? Note everything else you like (materials, doors, windows, colors, floors, roof, etc.)

Based on the list, you can then estimate how many square meters you imagine and what features the offer should definitely include. A picture of a comparable dream house from the outside and off you go. :)
