You tend to underestimate, dear chrilomy... the shape of the plot makes a division extremely difficult from my point of view, as a lot of space is wasted in the front due to the trapezoid shape. You do want to have a little garden as well once the division is done...

So you have absolutely no idea about the location? What about infrastructure, road noise, shopping, schools, etc.?
P.S. Plot shape not considered. If division is pointless, then rather 800 sqm with full standard land value and the rest as garden land/backland and paragraph 50% standard land value
Right, I had a thinking error.
If I accept, for example, the suggested deduction due to the limitation from the shape, I only get 385k for the plot.
That leaves 405k for the house (approx. 2000€/sqm). Is that fair given the mentioned age and condition?

That is true, only if our willingness is far from other market participants (too high), we have probably made a bad deal.
Of course, we have evaluated the location and found it good for us. We hadn’t considered the air/pig issue. Thanks for that.
