Exclusively for this reason, I agree with the proposal

here. However, I would also set an appropriate deadline for this offer (one month, max. six weeks until the end of February) – non-binding, of course, since it is still uncertain whether the bank will agree as well.

I would find that rude. The 420k only corresponds to the land value (if at all). Such a cheeky offer goes straight into the recycle bin – you can save yourself the effort.

How did you calculate the land value? Fully as building land – or the overdeep portion as garden land?


Why is that? Why not just acknowledge it and wait to see if someone else offers more?

Roughly estimated - you only get the exact land value for money - based on building land and garden land. With the full value as building land, the land value would be significantly higher. But as mentioned, the corresponding data is not publicly accessible. The standard land value usually comes with a description. For example, for plot depth 40m or similar. Then you could calculate more precisely.

Yes, that is just difficult. If I use the price of 380 EUR (for plots between 1000 and 2000 sqm in Kühbach) given on a website for land reference values and apply half of the plot only at half price due to pure garden use, I arrive at: 380 × 700 + (190 × 700) = 399,000.

Roughly estimated, so about 400K for the land, 390K for the house. With an offer of 420K, I would also feel a bit strange.

However, granting a considerable discount on the house due to the necessary work seems justifiable to me. Whether it is fair to set 150K, 200K or another amount given the stated age & condition is beyond my ability to judge.

I will just try it and tell the agent a deduction of 200K due to the necessary work. ...even though we are not really convinced about moving into a construction site. You learn by trying.

With just over 1,400 sqm of land, you have at least 800 sqm as building land. If the plots in the area are all larger, 1,000-1,200 sqm are also often assumed as building land (usually plot width and 40 m depth as a description of the standard land value or 800 sqm as a minimum assumption). You will definitely not get below 450k in the valuation.
