Here the question of the roof shape arises... in the surroundings there are only gabled roofs. But we want a city villa with a hipped roof. I am curious whether that will be possible.
The roof shape is not a criterion for integration according to §34. Since there is a qualified development plan to the south, two-story buildings to the north, something undefined on the other side of the street, and open countryside to the east, it will probably be difficult for the approval authority to define integration features. So if residential development was basically approved, nothing should stand in the way of your request.
I prefer option no. 1, since we then already have a landscaped garden behind the house on the east side
