Ok, thanks for the constructive suggestions. I have taken many notes. Now I still have the question whether you know a good architect or general contractor around here who could solve this "problem project" ( ) well? Who can one ask?

Here is the photo where it is clearly visible that the staircase does not have free airspace along its entire length. I wanted to indicate this with the railing on the upper floor in my original design.

But the clear room height is at least about 270 to 280 cm and the staircase length about 450 to 500 cm. And now try to translate that into your thoughts ... it simply won’t work.

Funny. The whole time the OP talks about "renunciation" and "small is fine," "4sqm offices," etc., but then plans a luxury staircase that is castle-worthy in size and price.

The staircase in the left picture actually starts about three steps before its ceiling opening. The staircase in the right picture is, among other things, not the same. It remains unclear to me where one is supposed to branch off into the depicted room in the middle of the staircase's course.

with a room height of 2.50m, only the first two steps at most can be covered with the [Geschossdecke], if it should be more, then the ceilings naturally have to be much higher.
