Good, I already knew about the other thread. But the discussion has already moved inside the house in this thread. I was actually hoping for constructive ideas from you. Because what I have read so far from other builders' suggestions has appealed to me. I am not a professional, so it should only be about ideas, so you have a rough idea of where it is going. The absolute measurements are not that important here.

And exactly this is WRONG with your specifications regarding the granny flat or grandparents’ area. The dimensions play a DECISIVE role. Basically, I also see the specification of a townhouse as restrictive for the flow of ideas.

By the way, the suggested external dimensions of 11 x 11 are not set in stone either. 10 x 12 or even 10.5 x 12.5m would also work. I think that would loosen up the tightness inside. But we better do that in the other thread ...

11 x 11 = 121
10 x 12 = 120
10.5 x 12.5 = 131.25
131 - exterior and interior walls = approx. 110 sqm.

Your room program:
Ground floor (seniors, barrier-free):
16 sqm bedroom
16 sqm living room
12 sqm kitchen/dining
6 sqm bathroom
6 sqm hallway/wardrobe/other

Your room:
Ground floor
16 sqm living room
12 sqm dining
12 sqm kitchen
10 sqm hallway/stairs
5 sqm wardrobe/vestibule/storage
4 sqm guest bathroom
9 sqm utility room

= 124 sqm



These are minimum dimensions, connected optimally - quite tight overall. Possibly swap 2 sqm from the living room to the dining room or plus/minus 1-2 sqm hallway, whatever.
For the planning I would even add 10% sqm to the calculation. It all doesn’t match up. Even if you want to “work” without measurements. That does not work LIKE THIS.



Everything is still in the green here. What doesn’t work mathematically won’t work in drawing either.
