My floor plan for a 4-family house, please share your opinions

Well, it is a rental apartment and not a condominium. That I even offer a separate garden for the apartment upstairs is very unusual for upper floor rental apartments.

How do you imagine direct access to the garden? An external staircase perhaps??

If people don’t want children above them, then they won’t be allowed to rent my apartments at all.
There will also be no shortage of applicants and fortunately you can choose your tenants yourself.

Of all users here, I find your posts very realistic and helpful! The kitchen rearrangement is intended for better ventilation while cooking, and because the kitchen is placed on the window side, the dining area would also have to be there, thus having more light in this area and correspondingly a bit darker in the TV/living area.

What do you specifically find wrong with my change requests? Could you please briefly describe it to me?

Thank you for your effort but now you have turned everything upside down and for example changed a 3.5-room apartment into a 2.5-room apartment. Also many other things that are not at all enforceable or usable for our project.

Nevertheless, I will take a closer look at your plans and think about it; maybe one or the other idea can be borrowed from them.

Exactly, and from the other one a 4.5-room apartment. That way you would have a family apartment on the ground floor and a DINKI (double income no kids) 2.5-room apartment on the upper floor/attic. What else have I turned upside down that is not feasible and useful? Are there any other unknown constraints? Attached is also the "conversion" proposal to use it as a semi-detached house with 1 residential unit (only ground floor and upper floor, attic remains): Of course, this is not as optimal as a custom-designed house, but if you want to combine 2 apartments into one, you will always have to live with compromises. Honestly, the plan from your architect does not reveal this possibility to me.
