My floor plan for a 4-family house, please share your opinions

Start planning from scratch again.

Families want direct garden access - for that, the equipment can be simpler.
Singles or couples who don’t want children above them, no garden but everything a bit more stylish and hip. The high earners also pay for open living and a rooftop terrace as suggested by YPG. Your family apartment is not family-friendly.

This has nothing to do with "thin". Some things just don't work. Look at the wishes of the builder (4 residential units) and look at the property. And our drawing skills would probably be interesting, but without economic aspects: residential construction for rental is planned differently than your own house. More economical.

But as a landlord, you want tenants to find themselves there and feel comfortable. (Every tenant change is uneconomical and wears down the property.) I don't even see that in the construction. Bathroom window is a minor issue. Even without it, a floor plan can work.

It is overrated. I have my kitchen by the window (of course, it’s also a classic house). Still, I often have to turn on the light. Even the work surface that is not by the window will always have to do with artificial light. You’d rather have the light at the dining table, where office work, homework, and reading the newspaper take place.

What you are doing now is tinkering again, without ever thinking about the origin of the deficiency.

I roughly sketched my idea from this morning, assuming the dimensions of one half are 14m x 8m. (In the picture: EG - OG - DG, WHG1 in gray, WHG2 in brown, only one half shown)



I can't say whether having the heating room partially under the stairs works for a two-family house. I left out the bay windows and projections from your plan (you don't want to increase construction costs infinitely anyway). Maybe a "building extension" for the heating system is needed or another good solution (but not in WHG2 in the attic).
There are no windows in the plan yet either, but at least the main and shower bathrooms can have some.
I would also give up the idea that the upper apartment is assigned part of the garden. I had that myself once, acquaintances have it in their rental apartment... but it is not used.
Better to have a communal area in the east garden, a seating and barbecue corner that every resident or all together can use.

What exactly do you find wrong with my requested changes? Can you please briefly describe it to me?

Thank you for your effort but now you have turned everything upside down and, for example, turned a 3.5-room apartment into a 2.5-room apartment. Also many other things that are not at all feasible or useful for our project.

Nevertheless, I will take a closer look at your floor plans and think about it, maybe one or two ideas can be borrowed from them.
