I am reluctant to express an opinion without including the basics, which are "scattered" in another thread. And that causes unnecessary searching – but you have improved that. What I am also not so happy about are cross-postings without notice – which is unfortunately made more difficult in this forum (the thread by "robinc" is in the green forum). You probably have your reasons for the general concept of distributing a four-family house over two semi-detached houses (which I will not reread in the other thread now). I do not find the detailed concept of the layout successful: only two apartment types cloned as a mirror image, and then the lower floor of the maisonette apartment is like the ground floor. With four apartments, I would differentiate them more strongly – first by asymmetrical division of the semi-detached house itself, and second by different concepts for the flat and the maisonette. By the way – purely taste-wise – I find the building as one that could have been built 20 years ago as well. I also noticed that the direction of the staircase is not mirrored. Therefore, I have serious doubts about one of the maisonette stairs – it seems to me the architect had a homage to M.C. Escher in mind too much – and I am also not completely sure about the other one, but I could be wrong without measuring.

and how do they get into the garden?
There is no access

I find the access to the building services for 2 apartments through one apartment unfortunate. I would not want other tenants to have to go through my apartment.

I imagine a maisonette to be bright and open. Here, a floor apartment with UPS still has something left over.

How do you want to properly combine the apartment to use 1 semi-detached house?

I would plan a large apartment over 2 floors in one half. Ground floor + upper floor

It is a plain and even boring construction, that much I am aware of. Unfortunately, something different is not possible because the financial aspect and the development plan do not allow anything else.

Please do not forget that these apartments will be rented out when finished. That the ground and upper floor apartments resemble each other *cough should not matter since two different parties will live in them. If they are ever merged at some point, some partition walls will be torn down. But merging is a thing of the future, if at all.

I also noticed the staircase direction and made a note of it.

Exclusive garden use for the upper floor is supposed to be ensured by separating the green area on the south/east side with a fence or something similar. Access to it is through the house entrances. There will be no outside staircase to the garden.

The heating question is not yet clarified, but if each apartment should get its own heating system, i.e. a small boiler each, these will be installed in four different rooms. For the ground floor in the house connection room on the exterior wall, and for the apartments upstairs in the attic respectively.

If there is a central heating system for all four apartments, the house connection rooms on the exterior wall will be combined and even somewhat enlarged. For this, the heating rooms in the attic would be used for other purposes, such as a larger bathroom.

How do you make the maisonette brighter? Simply use larger windows??

I would redesign the upper apartment

Larger window in the gable or huge roof window or roof window with balcony
