Mini house - possible for 300K €?

Actually, I have already dealt with tiny houses. But that is still difficult to implement in Germany, except on certain campsites. Ultimately, the same building regulations apply to tinys as to real properties. And if the tiny house has a somewhat decent size (45-60 sqm), prices go at least towards 70K€, well-known manufacturers like e.g. Cabin One from Schwörerhaus have quite normal house prices over 100K€. I have actually already talked with my sister and brother-in-law whether they could imagine that (old village center, over 1000 sqm plot). That would be the next point where we would inquire at the municipality. And with a lawyer, because with such an "extension" in the garden, the ownership situation to be regulated is not exactly straightforward either. Financing is rejected by many banks, with high probability you would then have to do it via a normal consumer loan. Leasing a garden would of course be an alternative! Why I am even thinking about a house: I am the only full-time employed person in our rental building. The rest are retirees and disabled people who hang around at home all day. Before 7 o’clock you are not allowed to start the washing machine, if you work longer and the machine runs until 7 or 8 pm you are already counted against… I really can’t bear that in the long run. If I moved now, comparable apartments would be 150-200€ more expensive, so roughly 650-700€. Hence my idea to inquire about ownership. Cold rent and savings rate are 1500€, which I can theoretically afford without problems. But regarding building reserves and higher additional costs, the credit rate should definitely not exceed 1000€. Financing up to 60 years, I come to 300K€. For me personally, living space is really not so important, I lived with my ex on 45 sqm during my studies and that was actually quite ok for two people. But it’s simply a real difference in quality of life whether I can open the balcony door in the morning and sit down in the garden chair or whether I have to quietly sneak down the stairs so as not to wake the neighbors. (Yes, emotionally tinted view!). In some respects I am also lazy. When my sister has to dry her "dance bathroom" by hand, I am always glad that I have a small bathroom :D I really have to think it over again and study more carefully what to pay attention to. Right now it’s more like “not a good idea,” naive wishful thinking.

so I haven’t read all the posts, but I still remember that our house building company Akost had a bungalow with 69 sqm in their program.

I can’t really remember the price anymore. Mine was around 150-160,000 euros (depends on the region. In the north they are cheaper than in the south) including the foundation slab. The standard version is indeed very basic (our electrician described it as social housing ;-) ) but you can go to the toilet, shower, and switch on the lights. In the floor plan design you have freedom with Akost, this is the example bungalow from the catalog: :)

Ok, clearly mobile home or something similar on lease with primary residence. No neighbors, relatively little work, fairly low price. It has disadvantages too, but I think the advantages outweigh them

If you want to sell such a small house again, the target group is perhaps more likely to be found among seniors who want to downsize. Children out of the house, the house is now too big ... All of us here, so to speak, in a few decades :)

But no 70 sqm where you bump into things at every corner. The house will then have a 5 sqm bathroom, which you certainly won't enjoy at 70. The same goes for a bedroom barely 11 sqm in size, where you can't get through with a wheelchair or walker. Well, you probably won't even need a walker then, because you have walls everywhere :p Seriously now: you really have different requirements in old age.
