And also from personal experience and the current cost boom. Signing a construction contract before you have the building permit or are about to get it is very risky. The building permit, including conversion, currently takes at least 8-9 months in Potsdam-Mittelmark. Before that, a lot is also discussed/planned with the general contractor, so you quickly lose the fixed-price commitment. And if you have also taken out construction financing, you quickly pay commitment interest, since the 12 months run out quickly there as well. I can currently advise everyone to first agree on a planning contract with the general contractor or to commission an architect who will at least work until the building permit is obtained. Only then sign the construction contract.

Yes, in the rear area. The forest is not to be cleared. It is not allowed either. In the front area there are 7 trees, which are also protected under the tree protection ordinance. They are just supposed to be removed. Plot division is also not permitted because the rear plot would then not be accessible. The construction projects in the Potsdamer were also approved; they are all located in the outer area. Arbitrary? Regarding the administrative process: I get a building permit but am then not allowed to build? Only once the conversion is completed? Even though I don't want to cut down the trees?

As I said, I had called all offices beforehand. If there had even been a single "frown," I would have been cautious and submitted a preliminary building inquiry, etc. But since everyone, including the district forester, saw no reason for concern, we started everything. Thanks to Corona, everything took forever, financing, etc. In January we are out of the fixed price commitment. From November, commitment interest will be added. And next September is the school enrollment.

You really need to discuss this; best live with Ms. T. We also had to convert our entire property because it would not be accessible to the public otherwise. And it does not matter how many trees are there. And yes, officially the forest property must be accessible to the public and must not be fenced off. If you can no longer guarantee accessibility due to the house construction, that could cause problems. As I said, best discuss it with Ms. T., even if she is sometimes very grumpy and bad-tempered. The phone call with her was very relaxed though. As far as I’m concerned, we can also convert the entire property, hopefully the construction can begin.
You can’t see Mrs. T. live. Because of Corona.
Did you have any problems that we could eliminate in advance? So that we could bring forward the start of construction?
