Oh oh. I'll give an update after I spoke with our financier and the construction company: Currently, many builders in the state of Brandenburg are in the same situation as us: Nowadays, a forest conversion is required for every third plot, which exceeds the time and cost limits for most. The banks charge high fees for additional financing, the authorities resist every objection and almost always aim for court proceedings. However, since the laws are very vaguely worded and always decided in favor of nature, builders and municipalities end up at a disadvantage. Either you have a lot of money and pay for the conversion as required by the authority, or you build smaller than planned in the end, or you try to get rid of the plot again. The former count on the latter. Let's see what we achieve with our project. Converting forest in an outer area to forest in an outer area and paying 30,000 euros for it is not in the interest of a balanced assessment.

Fingers crossed. Wouldn't it be an idea to not convert the 2,500 sqm after all; if possible, then to split and sell the plots? Although it costs a lot at first, with current land prices of 300-400 € / sqm, you can get a lot out of it.

Who pays 300-400 €/sqm? Unfortunately, splitting is not possible. A clear no from the surveying office. No matter how you cut it.

Look at the prices that Town & Country wants in Fichtenwalde. They are 365 €/sqm + commission. The plots sell quickly.

Well, there is still hope for us. It doesn't help us much though, we need a little house and want to stay in Beelitz.
