We have a construction supervisor who is overseeing the build. We did not make use of the associations; we were advised against it because the lawyers they provide do not have special conditions.
We signed the financing in April and included the "tree removal" area with €13,000, based on "expert opinions." I don’t know what weighs more: the money or the time that passes. I’m trying to get the lower building authority on the phone next week.
Goal: Partial forest conversion as planned, fences have protection under the existing rights. All properties in the neighborhood are fenced.
Hopefully it will work out.

They have office hours today. It’s best to try right now.

Time = money. So time weighs twice as badly :-)

The responsible caseworker can only be reached from Monday. That's the worst part, the waiting. The conversation with the financier is coming up soon.
And yes, time weighs twice as badly. Enrollment, daycare, construction contract, commitment interest…
Although we have prepared everything so well, we currently feel like naive amateurs.
Did you feel the same?

Not yet  but it could come quickly. So far, we are very satisfied with our general contractor. We also only signed a planning contract, which we paid from our equity. That was 5% of the total amount. The work contract will be signed this week at the latest. Since he procured everything in advance, our costs have "only" increased by €7,000. We also only finalized the construction financing four weeks ago. It was a blessing but at the same time a curse, as interest rates had risen at that time.

The only "mistake" we made was not going to the architect. Our floor plan is based on many offers from many other construction companies. We then optimized it and discussed it with the planner of the general contractor. You could certainly get a bit more out of it. But we are very satisfied with it and I think that is the most important thing.

We are also having a few trades done externally. We will have the front door, interior doors, bathrooms, floors, terrace, and fence done by Polish companies or buy the materials there.

Otherwise, we’ll see how things progress. For us, a total of about 14 months have now passed (since the agreement with the general contractor).

Well, "Fichtenwalde" or "Fichtendawarmaleinwalde" would also sound strange. Who retains it to secure what, and for how long? Oh, I thought it was based on a ride through Polish house catalog magazines (?)

The security deposit is probably kept by the forestry authority in case the first trees of the initial reforestation do not grow  Duration about 5 years. But it is rather unlikely that the money will be seen again. Yes, the basis was the Polish house catalog magazines, which were then optimized by the construction companies and then also modified by the planner of the general contractor.
