I almost always belong to the faction "Budget fits," because we built relatively cheaply ourselves and got quite a lot for our money (but we also live very rurally and prices here are noticeably lower compared to the city!). But even I would say here that it is very likely not possible to build a finished house including everything and with little own contribution in a somewhat expensive region within the budget. We ourselves built our house including garage for under 350,000 euros including land, all incidental costs, and the essentials for the outdoor facilities (seeded lawn, laid terrace), with a good amount of own work. But our plot only cost 35,000 euros including all ancillary costs. And the kitchen, with 13,000 euros + furniture etc., came on top! In addition, we built with an architect and individual contracts because it is regionally cheaper here than a prefab house builder/GC; but it looks different in the cities... And one should really not underestimate that building a house in the countryside is significantly cheaper.
A budget of about 220,000 euros (land deducted) for the house, all incidental costs, outdoor facilities, and also kitchen and such I consider not feasible. Of course, it depends on your own demands, but I fear that even if you stay at the absolute minimum equipment (that means, 120 m² living space, no garage/carport, no underfloor heating but radiators, cheapest heating, no electric shutters, no walk-in shower, cheapest sanitary fittings, little electricity, no ventilation etc.), it could be tight. And then there is the question whether one actually wants that for themselves in their own new house...
In case of doubt, only this helps: check out companies and providers and get 1-2 offers, like the usual suspects Town & Country, Heinz von Heiden, etc... Also look at regional smaller providers; whether prefab or solid house is initially secondary (the rumor that prefab houses are cheaper is persistent). How skilled are you yourselves at craftsmanship? Would it be possible to do some things yourself? And by that I don’t mean laying floors and painting walls. Would it be possible to have a shell house delivered and finish the interior gradually yourself or subcontract those trades to companies that you cannot do yourself? That saves money but is associated with a lot of (organizational) effort, time, and nerves and in case of doubt can really go wrong; it’s just the question whether you want to take that risk...
How is your income? Is increasing the budget by about 50,000 euros completely out of the question?
Well, I am also critical of that. I would rather leave it. Something can always go wrong and then you have no buffer. If the plots are still somewhat affordable for you, there are certainly still existing properties and if you are looking for something rather small anyway, sooner or later you will surely find something suitable for your budget.
Try Town & Country, e.g. house type "Raumwunder 100". That should be achievable as a standard for about 180,000€. No underfloor heating, manual plastic roller shutters, plastic front door, etc., turnkey. That means you do the painting work yourself (always including filling) and the floors yourself, then lay floor coverings yourself with DIY store laminate at 7€/m². That works. But "nice" is something else.
The cheapest building plots at the moment start "ab" about 90-100,000 euros directly from the municipalities (of course you have to apply first, etc.)... Existing properties with a house to be demolished are even higher (ab 130,000€). An existing property is also an option, price-wise we're just on the same level here... built in 1940, renovated in 1990 for 300-350,000€... which primarily means: no budget left for renovations and renewals... but we're keeping an eye out here as wellWhat does this "ab" mean?
