Thanks Gabriele. Yep, the "risk" is always there... Although even with an EXISTING property, you never know 100% what will happen. A friend now has moisture in the basement after 2 years... Additional costs about €50,000-70,000. But as you say, that can also happen with a prefab house provider, with an apartment, or elsewhere... You definitely have to see where you stand and what you can do!!! Thanks for your words!

We are currently building with Town & Country in a region where building plots are still very affordable... in your case, to have any chance of staying within budget, only the absolute standard would work, and that would be, for example, completely without roller shutters, so none with manual crank either, because those naturally also cost extra. The earthworks included in the "starting from" price usually are not sufficient either, so additional costs are inevitably added there. Every thousand euros can in your case decide between "barely doable" and "not doable." I am also someone who doesn't advise against it right away with a small budget, but with you, I spontaneously don't see a new build either.

Order the SkanBlo kit house, contribute your own work, then you might succeed in having a nice house within the budget.

But I can live with such a statement!
I will not build "by hook or by crook" (and also will not buy an existing property).
If it's not possible, then it's not possible – "period"!

We will simply get advice, see what costs will come up, reconsider our budget... As said, we are aware that we must not have any special wishes!
"Fortunately" I am someone who tends to think pessimistically... I always calculate more buffer than necessary, rather say "this probably won't work" instead of "this will work."

Therefore, I also tend NOT to overestimate myself...
If it doesn't work, it doesn't work.

I am curious what will ultimately come out of it.

If you search for a very long time, you will eventually find someone who promises you the suitable "fixed price." I hope by then you have enough experience to properly evaluate such an offer as well as a financial buffer in addition to your maximum limit for all unforeseen things.

You want it that way, you will probably end up with Massa Haus or Allstaff or Danwood. You will be blinded by the price, they will put embellished numbers on the table and you will sign. Somehow and sometime there will be a house, and at the end of the month your money is gone. You calculate with 1100-1200€ but that will not be enough, so it will be increased to the maximum, that is 1400 euros for 2 people, because the bank calculates about 1600 euros living costs. Plus additional costs for the house about 2-3€ per m2; with 100m2 that is 200 euros. But now the yard is missing, the car breaks down and so on... With 3300 euros net you will not be happy, buy an apartment or a cheap existing property but you won’t find that in Baden-Württemberg.
