I only know this from notarial contracts (as required for the property in BT). It was apparently introduced to prevent doorstep transactions with so-called "midnight notaries."

No idea. As I said, our general contractor told us this and therefore gave us a contract with a description of construction services at one of the first meetings, even though everyone involved knew that we would not sign until about 4 months later at the earliest (in the end it was 6 months later).

Well, it is possible. We have a pretty similar salary (also due to part-time work after parental leave) and have built a house. We took out a loan of 240,000 euros and pay about 950 euros per month in installments. Our equity was just under six figures. As already stated at the beginning of the thread, we built for under 350,000 euros (160 sqm, air-to-water heat pump, ventilation system, etc. + double garage). All inclusive, including land and outdoor facilities. But as I said, we live very rurally, the prices here are not comparable to prices in other regions. And I fully agree with you that the OP's budget is not enough and he won't get a house + land for this money. I also agree with you that the salary is too low if the full 320,000 euros have to be financed and no equity is available. I just don't like the blanket statements that a new build is basically impossible with this salary... because for us it was/is possible.

(However, I have to say that at the time of financing we were still childless and I worked full-time, so the salary was not higher.)

Equity was six-figured?! How long did you save for that or did you inherit it? I don't want to ask about the age :P
