Sorry, but what kind of logic is that. Inventory is too expensive, so new construction has to be cheaper? The opposite is the case.

Did I write that anywhere? No... so! Of course, a new build is nicer, no question... if it doesn’t work financially, it doesn’t work... also clear! I just want to have it in black and white first before I give up the thought "there’s enough money for a new build"... And in my thread, it was about WHICH house providers there are, where you know “they are rather in the lower budget.” Heinz von Heiden, Town & Country, Danwood… Then I’ll check them out (presumably I’ll notice “too expensive”) and then I definitely know, black on white: it has to be an existing property! And as already said: I am currently also looking at existing properties!

But be sure to take a look at, for example, the [Raumwunder 100]. Living and dining is as big or as small as in our old apartment. It looks bigger on the plan because of the doll furniture.

Building is expensive! And it remains expensive even when you look for cheap solutions!

I personally believe that with the key data you mentioned, it is practically impossible to build a house.

And I am pretty sure that the likelihood of later regret is significantly higher if you choose the cheapest option at all costs just to be able to build in the first place.

I would prefer to invest existing capital in an existing property, a small single-family house, a townhouse, or even an apartment, benefit from the value increase, which definitely exceeds the rise in construction costs, pay down the mortgage properly and save, and then reconsider the topic of building in a few years with more substance.

We originally also wanted an existing property. Upgraded for the next 20 years - and then our statistical lifespan fulfilled - it would have cost us more in the end than the Heinz-von-Heiden bungalow we eventually built. But the trouble we’re having now with construction defects makes me doubt the quality of our decision. With an existing property, at least you know that the construction errors are entirely yours and you might be able to score a particularly nice location. You get what you pay for. With new builds, definitely, with existing properties you can also get lucky. Today, I would look for an existing property.

With the budget you mentioned, we still didn’t manage.
