Location kitchen and living room

Hello Forum,
I bought a house from a developer that is currently in the shell construction stage. Windows and roof are sealed, but the interior finishing has not yet started. I have no influence on the property (mid-terrace house) and the orientation as well as the materials of the building. Only with the interior finishing can I still choose a little (sample - the autocorrect wants to write "encourage" ). That’s why I didn’t fill out the questionnaire. Most things are not under my control.
I would like to share some thoughts about the floor plan. I have been going back and forth for some time regarding the room layout on the ground floor: where should the kitchen be, where the living room? And what about the "middle part" where the architect planned the kitchen?
Upstairs I am not sure if I want to keep the huge bedroom like that. Probably not.
The house is intended for me with my practice (1 consultation room, 1 waiting chair in the hallway) and later possibly (nothing is decided yet) with a co-houser. So, living together like students, just a bit more sensible.

The sliding door to the garden opens from left to right. Unfortunately, this will be my "main entrance" because the bike shed is in the garden. The bike is my main means of transportation. I need it daily.

The upper part of the ground floor plan is too big for a living room for me. I’m alone and don’t have a big sofa (1 two-seater, 1 cocktail chair, 1 leather armchair, 1 coffee table 50x50). Additionally, I play guitar and would like to have a permanent guitar seat with a music stand and some daylight.

About the kitchen: I cook a lot and like it. At the moment, I have a 2-liner with a dishwasher island. It’s great. But if I plan that in the upper part of the plan, everything is full. Then relaxed sitting is only possible in the lower part of the plan with little light. Or I leave the kitchen as the architect intended, in the middle part. Then I suddenly have plenty of space.

On the plan, the top is east, the bottom is west.

Does anyone have an idea for the layout of the floor plan? Thanks in advance!

That is still somewhat unclear. Where is the practice supposed to be? Like here?

Is there a basement? Where is the equipment?

The practice will either be in the first room on the upper floor, on the right side of the floor plan, or, if it works out, in a small extra room that can be made from the "gallery" if the large bedroom is shortened. I am a psychologist and really do not need much space, but it must be separate from the rest.

The technology is on the ground floor, in the not so small part in the middle ("berging"). The washing machine is also marked there. However, I would prefer to have it on the upper floor. No, there is no basement. Only a small garden shed as a bicycle shed and for trash and other things. The heat pump goes on the roof.

Mh, well. Kind of tricky. I was just about to suggest knocking down the entire storage room. Even though I don't basically think the floor plan is bad, the long, narrow corridor in front of the stairs would feel too dark and cramped to me. But if the technology is in there, the whole thing is probably already fully planned out including the wiring and so on, right?

Everything is thoroughly planned. Sewage pipes are already laid, but installing something additional would definitely be possible. The kitchen, for example, can still be placed in all sorts of locations.
