So! We were diligent and did a little magic. Looking forward to your opinions.

Otherwise:

: yes, of course, it is a personal thing. What else should it be? I don’t understand what the comment is supposed to achieve. Of course, we have "personal" opinions and wishes and requirements that we want to realize in "our" personal house. And if a basement is not suitable for a children's room for me, then that’s okay, isn’t it? I want to have an office and a hobby/workroom in the basement. And both not without windows. So there is no room for children’s rooms or bedrooms in the basement. This adds to the personal feeling regarding the use of the basement. Currently, we have small children, I don’t want to go into detail now, but: Until they are out of the "rough" stage and can be left alone, I also don’t want to have them in the basement. I would have to always lock the doors, have no control over this, and if one of the children cries, I would have to run from the attic to the basement or vice versa. That is simply not a nice solution. I am now happy that the children have their own complete area (a whole attic floor). I am planning, for example, also a small hidden area (the closet behind the bathroom), which is relatively large. The children can pick a theme there and it then becomes a kind of playroom. With appropriate lighting and design. In addition to the guest room/playroom

: By the way, you also write that we are cramming the bedroom into the ground floor and that space will be lacking for a lifetime because of that. I don't know what dimensions you consider adequate space. But the living / dining area / kitchen is quite spacious at about 60m2, and the bedroom / dressing room / bathroom are also generous. Or what standards are you applying here?

Cool, now you have an extra guest bathroom! Wouldn't it be better to swap the bathroom and bedroom in the master area if someone wants to sleep longer?

We thought about that at first too. But it's more important to me to get from the bedroom to the kitchen faster and to hear the kids in the attic with the door open, in case something should happen (as I said, the kids are still small). This way we keep everything in view. The bedroom is now facing the forest, where it is quieter. At the front would be the neighbors' terraces. It could possibly get louder in summer. But thanks for the tip

As for the guest bathroom: in this configuration, there was no way around it. I don't want to lead guests through the bedroom, but this way it makes sense because no space is lost compared to the previous plan.

There are several reasons not to use the basement as living space. For example, I find a nearby loud street concerning or the bright side being completely to the north. Regular flash floods or flooding from a nearby river, or, or, or.

"Personal" to me just means there is no recognizable reason except: "don’t like it," which is totally fine. Until now, there was nothing specific about it.

The room sizes are okay. In an evaluation, however, the entire project counts. I see three floors where you could easily save around 30m² if the rooms were used differently. But "personal" preferences are of course the most important. So you have a lot of space left over. But if it fits financially, why not?

About the last draft:
Trapped bathroom and dressing room – personally, I don’t find it that bad, it would just be annoying if you work in shifts or something.
I would add a window to the dressing room and only put a sideboard on that side. You always have more socks than ball gowns anyway – at least I do. A nice double sliding door into the bedroom, then a sweater and pants can lie around without causing immediate horror.
Guest WC without a window is a pity. I would have the door open outwards here and a small guest washbasin, so even large guests have a chance to reach the throne. But I would only use a 77cm door.

Yes, that referred to the first draft and there especially to the narrow hallway and in my opinion relatively few wardrobe meters or narrow dressing room. The first was fixed and regarding the second: one must not misunderstand that. In a house with 160m² I think the sizes are super fantastic top notch. But with you it’s how much? 250sqm? And then just a standard dressing room with 6 wardrobe meters? I have 7m in my 170m² house and it shouldn’t be a compartment less. But also here a question of preferences. Some women have a lot of shoes and some get by with 3 pairs.
