Why not include a budget for upgrades in the contract draft and then submit it accordingly to the bank?

Although we now have the exact costs, we did it like that at the beginning. The general contractor went through the wishes with us (tiles a bit more expensive, standard sanitary fittings are not enough, etc.) and roughly calculated the costs with a calculator. Then he made a non-binding list of the points for the contract and included an "upgrade budget" in the contract draft. You are not signing the contract yet.

In the meantime, we have gone through everything in detail and now have an exact list of costs as well as total costs. That is submitted to the bank. Although here too, for example, we only have a rough estimate of the outdoor facilities from the general contractor, which is not part of the contract, and we will only get quotes later. For the bank, that is sufficient as long as it is not completely exaggerated.

But I cannot say anything about the result yet; we are currently applying with ING.

I can tell you already that the current processing time for large loans (I believe the limit was 500k€) is 20 days processing time. So make sure to start early.

Ok. The property is already being financed through ING. The new total volume (excluding the property) will amount to approximately €450k.

Important: 20 WORKING days. So we are talking about four weeks, although it took even longer for us.
