So no problem if the financing is arranged only a few weeks before the start of construction.

Right, I had it somehow differently in mind, but that was probably a different [Förderung]. Then you can of course do it that way if it is absolutely certain that the financing will go through.

The question would be: What does certain mean? I have consulted several financial advisors and all of them gave me positive feedback after an inquiry at the bank. I would like to secure financing for, for example, 12/01/2020. But at least with ING, that is not possible.

Okay ... THEN I wouldn't be so sure about that right now. From my own experience, I can say that - especially with ING - the initial information doesn't necessarily have to be correct. Basically, the advisor first tells you that everything is "no problem," but when it is submitted, the rejection comes. I have now experienced this several times myself and among acquaintances.

Let's see. There are others anyway. Allianz was also on the list. But how are you supposed to manage the balancing act between secure financing and commitment interest? ING charges 0.15% commitment interest from the 13th month. However, the house will only be completed at the earliest in Nov./Dec. 2021 when the building application is sent at the end of October.

I would forgo the few euros, maintain my reserves accordingly, and secure the financing *before* signing the contract, or rather, that is how I have always done it so far. Security costs, but lack of security costs even more.
