Is the construction project feasible? Is our budget sufficient for it?

We only recently helped paint the interior of a house almost the same size per m2. The cost for paint was well under €1000 from a well-known brand. (In the family, so the price is not exaggerated)

For plastering, I have an offer in the mentioned price range. However, I am still waiting for 2 more offers.


You also have to consider, we are not getting a floor slab in the garage, but only a ring beam and will then pave the whole thing ourselves inside as well.


Electrical is not quite clear yet, but it will settle around €20,000 for a "normal" installation without major smart home features. Although we will also contribute quite a bit of our own work here since my brother and I have training as electronics technicians (although not in building technology).

Nothing is insulated in our case, as we have no claims towards KfW,... 36.5 cm bricks and that's fine. For €45,000 I would plaster myself. We could do it, but without the right machines it's simply a pig's job and would then delay the entire construction.


since we are only building next year, I can't say whether there aren't still some hidden costs somewhere. But what I have mentioned is now initially fixed in writing with the respective company.
You also have to consider that we are building with individual trades contracts and therefore have no exorbitant costs for construction supervision,...

Wow, the roof is cheap. We pay alone for the garage (8x7 m) with an extension (12sqm) and the small basement (16sqm) 16,000 euros for slope insulation, sealing at the house and retaining wall, some kind of foil on top, and gutter.

Check the offers to make sure they are really valid by the time you are ready. Usually, there is a reservation.

With ours, there was usually an expiration date. Never a reservation, which I also would not have agreed to.

The roofer, structural builder, and plumbing company also come directly from our village, which might bring a little extra since travel costs are eliminated and you know each other (which maybe doesn’t save thousands of euros but certainly a bit).

unfortunately you misread that, in the €45,000 there is €21,000 for insulation included, so it doesn't cost €45,000 without insulation either ;-)
ETICS is only used with KS.
