Is the construction project feasible? Is our budget sufficient for it?

Hi and welcome! I think you can even get more square meters – the basement is of course expensive (somewhere between 30 - 60 thousand). I think it is important to search very thoroughly for the right partner for your project; that took us the longest, because we simply could not believe that every architect, general contractor, and/or prefab house provider knows better than the other – in the end, we were right about that! Hello,

we are building a house next year with 184m2+basement+double garage and have already received most of the offers. We are currently around €500,000 including buffer and outdoor facilities, but have also planned high-quality fittings (high-quality windows, central ventilation system, very large kitchen, 3 bathrooms, living basement with hobby room,...)

Because I have read several times now that offers are obtained well before the execution date: are the requested companies actually bound to them for that long?
We were also sometimes involved three or four months before the execution date and then heard several times during execution that the offer would no longer be given in that form but would require a higher price.

For acquaintances, it even went so far that the roof start being postponed by four months led to the roofer wanting significantly more money and they had to start looking again.

So, how does it work for you?

Can work, but it will be tight. You definitely have to do a lot yourselves.

The companies know when we will start building. With the major trades (shell construction, roof truss, ...) this is not a problem. The smaller ones (screed, ...) didn’t want to commit so far into the future yet. That means, I have the concrete prices presented, but then I simply included a surcharge in my planning.

...I would be interested in the breakdown... it seems quite inexpensive for Bavaria, especially if that already includes contingency, outdoor facilities, double garage, etc....
