If calculated roughly, do not forget items such as fees for BG-Bau (insurance for construction helpers) or building surveying AFTER construction for the land registry office. Both items amounted to 1000 euros each for us.

Had several offers from plasterers back then; there was a price range but not that big. On average, 15,000 for the interior and 20,000 for the exterior. I hardly believe it has gotten cheaper. But we also have good quality and not the cheapest plaster.

All craftsmen with us are regional, plan done by draftsperson, but site manager paid.

You must not forget that you will not get the quoted price from any craftsman. During the construction phase, things always come up, whether plasterer, shell builder, or carpenter.

Therefore, you will need about 10 to 20 percent more overall. A healthy buffer is important for that. For us, it was 50,000 back then, and it was needed.

That completely depends on how the planning is approached and how the specifications are structured. If you have to squeeze out 10-20% more everywhere, I would give the planner the middle finger. Failed profession.

With us, it's exactly the opposite. The budget planning was based on real offers, and financing was based on that. When it comes to awarding contracts, usually 5% is shaved off (a combination of discount and cash discount). The specifications are always equipped with 2 daily rates for a skilled worker and an unskilled worker for unplanned tasks, so there is also a buffer here.

No, you have to plan realistically. I knew I needed the buffer, it worked out :).

Unrealistic planning, on the other hand, can cause big problems.
