Well, half is still missing... Don't get me wrong, I don't want to question that at all. But I think that would be significantly at the lower end of the range you typically hear about these days. As of today, we are coming in a similar direction... however, with 40sqm less and a carport...

I calculated backwards:

500,000
- Buffer 20,000 (?)
- Double garage 35,000
- Outdoor facilities 25,000
- Kitchen 20,000 (you listed above)

400,000

- Additional construction costs 30,000

370,000

- Basement 60,000

310,000 / 184sqm = €1,685 per sqm

...with high-quality fittings? Phew... or am I making a mistake here?

As I said, these are just the numbers I have memorized right now and that are fixed or have written offers.

€6500 for the interior doors just came to mind.

However, we have by far not planned that much for the outdoor facilities. Basically nothing is included except paving for the terrace and the lawn. Since we have a front loader and a vibrating plate, we don’t need a landscaper or anything similar. A terrace roof is also not planned for the time being.

You’ll easily need €2,000 for paint inside. What about outside? And plastering for 30,000 is no chance, not even in the countryside.

We pay 3500€ (gross) for the calcium sulfate bonded heated screed and cement screed in wet rooms. Area 147 sqm, this also includes the leveling insulation layer. It is even laid by someone who is also a screed expert in addition. So the price is indeed realistic.

We have an offer for a single garage (but oversized) for 9,500€ gross. A double garage at 35,000 is exaggerated, then I would recommend continuing to look and negotiate.

In my opinion, it's enough, especially with all the own work.

That still depends on whether the exterior is to be insulated; we are paying 45,000€ gross for interior and exterior work, drywall work plus the ETICS insulation. The insulation alone costs about 21,000€ and can theoretically be deducted.

And we are building near Frankfurt, so not exactly in the countryside.
