I can roughly tell you the bigger items off the top of my head. Overall, I would have to check the list tonight.
Additional construction costs (notary, insurance, connections, ...) approx. 20,000
Shell construction 174,000
Roof including exposed roof truss in the garage and sheet metal roof on the bay window 34,000
Heating (air heat pump with 1200l buffer and underfloor heating in the whole house) 43,000
Central ventilation system 8,500
Kitchen 20,000
Floors are calculated at €50/m2 (will be laid by ourselves, and we will probably choose one that is a few euros cheaper)
Screed €5,750
Windows 20,000
Raff store 10,000
Garage door 3,100
Front door 6,000
Paving 5,000 (laid by ourselves)
Bathroom fittings 17,000
Fireplace 13,000
Well, half is still missing... Don't get me wrong, I don't want to question that at all. But I think that would be significantly at the lower end of the range you typically hear about these days. As of today, we are coming in a similar direction... however, with 40sqm less and a carport...
I calculated backwards:
500,000
- Buffer 20,000 (?)
- Double garage 35,000
- Outdoor facilities 25,000
- Kitchen 20,000 (you listed above)
400,000
- Additional construction costs 30,000
370,000
- Basement 60,000
310,000 / 184sqm = €1,685 per sqm
...with high-quality fittings? Phew... or am I making a mistake here?
But congratulations if it works
